I am planning to buy a property in Orchid properties.Presently they are qutoting prices of Rs.4500.Request your kind advise about the builder and whether he has meeting out the promises given?

They never do, This has been my experience too. What they are very good at taking the money from you. Alliance orchid green guys are Highly unethical. However, the main and very important question that we need to ask ourselves is...

1. ARE THESE GUYS GOING TO COMPLETE THE PROJECT ON TIME ( none of there other projects were done on time)
2.Do we have any agreement for compensation/penalty on them in the event of delays ( do not forget your money will be stuck with them)
On the other hand they have 30% interest clause on payment delays from our side.

Hi,

Yes, they increased the SBA, but still the carpet area is same or less than the previous carpet area. So we end up in paying 116 sf more as per the revised plan and paying around 4 lacs extra without having a single sf carpet are more. Also as per the new plan, they changed the attached bathroom to the common toilet. ie, now both the toilets are common now. How come a 2BHK will have 2 common toilets. We are paying a huge investment for 2BHK just to hv 2 common toilets without having privacy. I raised all the queries to the builders, but they didn't get back to me with proper explanation.
