Q: My advice to the new prospective buyers-

Please be very very careful with these guys. Check the net about them on the feed back from their other projects as well.
Their contracts will be fully one sided and you will need to negotiate very strongly and obtain in writing from them on the exit clause in case of default by them, interest and penalties on them should be defined.
Pl note the reason I am mentioning this is because they have been absolutely untrustworthy and keep shifting on every aspect be it design or commitments god alone what the quality will be.
