Q: I want a feedback on the builder - krishvi builders, the quality of the project, Fixtures, fittings, timely hand over of the apartments, behaviour of the builders & his committment from his other already executed projects? Whatever is he showing on the model apartment, if the actual apartment is also built exactly the same using same quality material or not?

This is one of his biggest project. Earlier he has done upto max 60 apts whereas this is proposed to be a 300 apt show. He has not handled such big projects ever earlier.

7) On asking the residents if they want to pick up 2nd property from the same builder – none of them was in that favour.
8) One assurance all people gave is that he is not one of those who runs awaye with the money - kind of builders. So ur money is safe.
9) One point that people mentioned that he is learning from his mistakes or gaining experience in this line after doing about 5-6 projects hence hopefully he will take care of all the mistakes he has made in the past.
We just want to know have you bought anything out here if so you seem to be so negative about the builder .This is our second property with him and we are absoluytely fine with him .

5) We gathered information from few owners that if the project is not BDA approved then he is not in any legal binding and can change the plans of common amenities as per his wish. Since this is a BBMP Approval there r chances that he might not give it up to the extent that he shows in the plan or may be cut short of the amenities. This seems to be a big concern for the people who also want good amenities. U need to chk how true it is legally abt BBMP n BDA
6) On asking the residents of these projects abt how they wud rate him, they hv said that he cannot be rated as 1st class builder, but he cannot be rated as 3rd too. So all in all he is a midsized builder.

3) Don’t expect the final house to be in line with the model flat else u will be deeply disheartened. The material cud be compromised on eg Jhonsons tiles instead to the vitrified tiles shown in the model house. This he has done in one of his project.
4) There r chances that the Club house, Centre Square and Cul-De-sac will be compromised on since it is not there in the master plan of the agreement copy that he is giving. In Orange tree he has given a small kiddie’s pool instead of the big one proposed in the plan n not given up to the mark club house like wooden flooring etc. In Orchid woods he has totally chopped off the clubhouse n pool as was in the plan.

I have personally visited 4 of krishvi's old projects to find out from old customers how they feel abt krishvi as a builder. FYI i visited. La paula-Cambridge layout and 3 projects near Ryan school called Orange Tree, Willow Herbs n Orchid Woods all at a distance of 100 meters max.The points I hv concluded are given below for ur reference
1) Krishvi had delayed all his projects by few months, but residents also mentioned that the same is in case of many big builders too. So it is not a matter of big concern
2) Krishvi is a mid sized Builder...his patterns n style of house is too good in terms of air, ventilation n looks but the people whom he hires for work are not very skilled so u will see the effect in the workmanship of the house (like Air gaps in flooring), people also mentioned that there is no proper designs for Electrical wiring which might be concern. As far a plumbing is concern, no body has complaints about it.
