alliance- orchid flats booking numbers

Q: Today i visited the site and enquired the sales personnel number of bookings of their flat. According to them so far they have booked only 430 including 350 booked during 2008 .During the august they have booked only 80. but some pile foundation work is being done .the sales people say that 24% less from superbuilt area for carpet area. i suugest that we may meet in common venue in one sunday and will decide to enable us to proceed further.

Does anyone have an update on the progress of this property? I believe they have now got all required approvals. Can any of the owners confirm?

Hi i have a flat booked at Gulmohar block at the 11th floor iam a NRI and iam really worried about the payments cos i have no one to let me know about the progress and the approval for the 11th floor is not yet sanctioned. Please advice as i got my appartment booked on april 2011. and iam done with the first initial payment and there is no notice for me to pay the second payment and i dont want to rush by locking another 20% cash into their account unless their plan for th 11th floor is approved. Looking at the news today the govt sealed 32 violated prime shopping sites iam even more scared about where is this going to stop.
Please advice me and what can i do to stop them to pay me extra or cancel my apartment inrespect to anyoftheor future revised plan.

What is the latest status ? I understand that foundations for the first three towers are complete and the fourth tower will be complete by Feb end. Also they are identifying a construction company to start constructions. I heard that the project would be handed over by Feb 2013

I was keen to purchase a flat in orchid and one Mr Vinoth Kumar Mob 9789988297 of Alliance has been showing lukeworm responses to all my queries and now shifted the ball to someone called Rahul who was expected to call me anytime. when a prospective buyer before making any advance payment is subjected to this kind of irresponsible treatment i can understand the plight of those who have paid their advances.Orchid brand image has gone Bizzare.

Dear Mr Senthil, Just piece of advice before you rush in to book the flat. BEFORE EVEN PAYING THE ADVANCE. obtain the copy of the agreement copy and get it checked with a lawyer and there after incorporate safety clauses which will protect you. It is very important considering Alliance track record of consistent default on all fronts. All their past projects have been delayed and some had also file a case on them. PLEASE EXERCISE CAUTION WHEN DEALING WITH THE. The trap for all of us to rush with the booking is ..The project cost and location seems to be very attractive and that is were the trap lies.

I will be booking the 2244Sqft flat by end of this week. Looks like after the approval they increased the price now they are saying rate is 3900/sqft. Is there any bargain i can make or atleast in any other charges?. Since i am an NRI i don't have much information. Can you all please share the information

I agree with you, Lets all meet up at Annanager tower park this coming Sunday. I have been to the site too and the pile driving machines are there but careful observation indicates that they are for show. They have not yet given the contract to any contractor.

Alliance done There is a big launch on 27th August 10, i got news from my friends,m becoz they went and witnessed,works being in progress and many engineers also been kept for supervision, this is a little gud news, but i still about the SBA & Carpet having doubt, i got already agreement, they increased the sq ft rate after they got GO & CMDA approval,becoz lot of people rushed for booking on the launch day, but comparing other places this could be little better, becoz of the free surrounding and initial rate, after the coiambedu bridge open, there will less minutes to touch this place, after the metrozone this chosen can be ok,but i don't know whether this place coming in the city limit or not, becoz, some other mugappair projects in progress last one year, but not yet price increased, due that palce not in city limit,i would like to know some positive & negative about this project & builders, pls convey whatever, i will cooperate,
