Hi Ares, For obtaining the Occupancy Certificate (OC) , build everything as per plan including, plinth, height & FAR. Amenities such as club house, party hall, etc. need to be in the sanctioned plan. Up to 5% deviation in building is allowed not more. Most importantly, you must have fire department clearance.

As per my knowledge, electrical Inspectorate Certificate, including lifts, waste management area and on-site composting facility, Sewage Treatment Plant of adequate capacity and treatment to standard, certified by the Pollution Control Board. If your building is within the range of an airport, then you must have Airports Authority clearance.
