How to form an association?

Q: Hi, along with me a few more owners of a layout in Electronic City are planning to register an association. Somebody told that we need to have 51% of the owners signing the contract otherwise the association can't be formed. Could you help me on this? We are around 30% of owners at this moment.

As per my knowledge, The Karnataka Societies Registration Act 1960 is used for formation of associations in Bangalore. The Act does not bind anybody who is not a member. The advantage of the Act is it can be formed with minimum 7 members who are not less than 18 years. The association formed under this Act to maintain day to day affairs of maintenance. Both Residential and commercial building owners can become member of the society.
