Iamaboutto book a 3 bhk... But got to know from salesguy that they still do not have approvals to register these 3 bhk flats. And they are asking to pay 20% now and book. Later register after 6 months. Can i trust and book? Any o efaced such issues? Please advise

I recently bought a 2BHK here. The last update is Mar 2014 from the sales Executive and he seem to be very positive about not slipping these dates. But on the Aggrement it seem to be May 2014.
