What to do before registering a land?

Q: I just got a land plot through auction in Chennai. The problem is the previous buyer did not register it and I do not want to face any legal hassle because of it. Could you please suggest what can be done prior to land registration?

Before registering the land just get in touch with a renowned land surveyor of your area. The exact measurements along with the borders can be taken and a survey sketch can be obtained from the survey department for future comparisons.
