Q:Can anyone please tell me if there is any risk in purchasing one part of approved land which is not Sub divided. Actual plot is 2400 sq.ft and it is DTCP approved, If I buy only 1200 sq.ft from the Seller what are the thigs I should take care of? Can i Register the 1200 sq.ft before sub division and is there any issues in applying for Sub division later after registration.

Q:We have all the original receipts of payments made to builder, possession letter and sale deed for undivided share of land. Will an affidavit saying we lost builders agreement be enough?

It is better you can apply the certified copies in the Sub-Registrar with respect to the copies of the lost documents.
The seller has to lodge a police complaint stating that the sale deed has been lost and also make an affidavit to that effect and also make newspaper publication with respect to the lost documents.

You have to approach to District Collectorate office for that. The owner applying for conversion would obtain a conversion order which could then be used to construct residential units on land. On the other hand, it is easier to convert a dry land or Punjai Land into specific purposes for example township projects or layouts. But you have to pay conversion charges for that.
