Hi, Yes, it is a long delay project and still there is no sign of construction. Did you talk to to the builder recently? What are they saying? You alone can not do anything so form a group and pressurized the builders.
The work on the project is at a complete standstill. The flat/shop purchasers have formed an association the Meadows Owners Welfare Association to interact with the builder and take necessary steps for welfare of the flat/shop purchasers. All flat / shop purchasers are requested to contact Deepak Trivedi and become members of the association. A united front will be helpful against the builder.

Hi Ramesh, You can not blame a builder every time. If he is not getting the approval then how can they start the work. May be your builder is facing the same problem. Nobody want to lose their reputation.

Hi all, HDIL is now charging for flower beds, dry balcony etc and have increased the size of each flat by30% and are asking for rs 12000/sq-ft for the same. Average increase is 35L for 2 BHK to 75 L for 4 BHK. To arm twist buyers HDIL has enforced force majeure to stop work siting non availability of sand. As their chairman told buyers recently and i quote " you can go to court you will not get your house for the next 10 years".
Hi all, It is better to ask the builder face to face. Don't follow any rumors. The discussion made on it may be for harassing the builder or may be the customers own view. DLF is a brand name and i hope they will not do such small mistakes in their project.

Nothing concrete. They said that because some other project was nearing completion all their workforce was deployed there. Meadows work will start after Jan/feb 2014. HDFC bank was approving the project for loans. Will send you detailed email on it if you share your email id.
Just registered my agreement last week. There were 4-5 others also who were getting their agreement registered on the same day. This company needs to learn to respect their customers. We could have easily invested in another project. We should be given a time barred agreement so that we may plan our finances. We all need to band together and take them to court. The last thing they need right now is negative publicity.

As already mentioned in the mail sent by Abhinav to the group, 1. we had a discussion between the 10 of us who came for the meeting at Inorbit mall, and later on we went to the site office. 2. We spoke to Kashyap but we got the usual response from him to our queries about the CC and the commencement of work at the site. Later on we requested Kashyap to call Mr.Anand Almedia (AGM) and all the attendees spoke to him on speaker phone. 3. Anand did not give us any firm response but has agreed to meet us in person at the HDIL Meadows site office on 8th Dec at 11:30 AM. 4. Our strength in numbers present at the meeting did impact the attitude of HDIL site office people. They had to sit up and take notice. 5. Hence, please solemnly request all the people who have booked their flats in Meadows to be present for this crucial meeting. Once again the meeting is scheduled on 8th Dec at 11:30 AM at HDIL Meadows Site Office.

I called Kashyap at the site office this Monday. He was not aware about the status on the CC, and has completely gone back on their earlier update of awaiting for the CC. He mentioned clearly that he has no clear visibility on the date of receiving the CC. On further proding he asked me to get in touch with Mr.Anand Almedia at the HDIL Main Office in Bandra(E). I have tried reaching out to Mr.Anand at 02267888000, but have not been able to till now. Please let me know if anyone has luck in speaking to this person.
PS: Further when I enquired with Kashyap abt the work going on the in the adjacent plot, he mentioned that the work is executed by HDIL and it is for constructing a building meant for rehabilitating the existing tenants of the house which were existing on these plots.
Also, guys, did u notice one thing? Meadows page has been removed from the HDIL website. I really doubt, if they will be able to complete this project at all. Even if they do, it will take 5 years, it seems. And even if they somehow even complete it in 5 years, the construction quality would be very inferior.
Seems like I am also in the same boat. Had booked the flat in F Wing back in Nov 2010, but in the past few months there has been no update from the Site Office. Every time I call, I have been told that they have got the verbal commitmment and that they are currently awaiting the formal CC from BMC. Please keep me in the loop regarding any next steps you guys plan to take. Its high time we take an action.
P.S:Incidentally in the plot adjoining this one, the work is in full swing, I recently saw a crane being installed there!

I have spoken to both Mr. Dharshak Dalal and Mr. Kashyap, and if I am made to believe, looks like this week and the next are crucial, the builder has got the verbal nod to move ahead (i.e. full CC) only waiting for a formal document from the authorities. If we do not get any clear response thereafter, I am sure it is high time we escalate this issue to higher levels. Needless to mention money does not grow in trees, it is our hard earned money after all. All these info is based on tele-phonic discussions with the two gentlemen I have spoken to over phone during the past few months. kindly keep me in the loop.

I met with the manager in July when I was visiting India and was told that due to cc and new BMI rules construction had been stopped. HDIL is being very reluctant in sharing info with the owners. We have a right to know the status of this project that we invested our hard earned money in. If there is any committee being formed I would love to get involved. As previously stated by others on this thread organization is vital. I thank you all for your this wealth of info.
I visited HDIL site today. Spoke with Mr Dharshak Dalal. He told me that HDIL is meeting with BMC soon to come to a decision on CC. They are hopeful that they will be getting one. He asked me to followup by Oct 15th.
He also said that 3 months back the last sale was made for a base rate of 10750/sq ft.
He said that there is no base for any rumors about HDIL not having any funds. He said that once CC is received there will be progress.
He asked me to provide the PAN numbers for all the people to be on the agreement.
There are lot more questions than answers. Unfortunately I havent got any answers myself but I'm gonna ask more. Does anyone know anyone who pulled out of this project and got their money refunded? How good are HDIL with refunds? Are they doing it without any fuss and are they paying interest?

can we file a PIL against HDIL.. its been 3 years that i have put in the monies and i am sure we all have. in all the queries addressed by our fellow buyer friends, there is no definate repsonse from any HDIL representative. we should put forward our queries to HDIL directly or have a Buyers meeting with the MD so that we can get clear answers once and for all.. i am sure the HDIL management would not like to have a dent to their equity as a builder by dragging this issue and not answering our queries.. we need an assurance now from HDIL on our investments else we withdraw and invest somewhere else. my email id is rajdip1511@gmail.com

Hi, visited the site in first week of August, the feedback as follows: - all work has been stopped on the site, including work on the MHADA redevelopment buildings - their feedback is that with the new BMC regulations, the construction cannot proceed without having complete CC of the project. Earlier they used to obtain CC till say Floor 6, construct & then seek additional floor CC. With new regulations, they need approval for the full project - Added to the same, the new DCR rules being put in place changes the FSI calculations for the Flower Beds & Dry area.
Accordingly don't see any progress anytime soon... On the issue of HDIL vs. Guruashish, if u see the original receipt it says that money is being collected by HDIL on behalf of GuruAshish. This company is owned 100% by HDIL. Even the MHADA boards there say this is a redevelopment along with GuruAshish Constructions

Can we go legal against HDIL and ask them to pay us the interest on the amount invested almost 3 years back. i had heard of some Court law which was passed some time back which said that in the event the project gets delayed beyond a stipulated time period, the resident is liable to recieve interest for the amount invested. do we have a legal guy in our project who can guide us on this

hi Guys. i spoke to someone at HDIL today and they said they still havent recd the CC to commence work. they are saying they dont know when will they get the cc and have said either to wait or to pull off the monies if one wishes.

I have booked a flat No. C 903 in April, 2011. Until now no further installment has been asked by the builder to pay. Please intimate the next date of installment and progress at site.
I called them yesterday. AS you are aware, the conswork is on a complete stall. I believe as per the new rule they cannot start construction unless 100% CC is received. They stated that the news is awaited in the 1st week of August.

@ Yes JMK we better organise ourselves. @ JK the allotment letter has been issused during the initial down payment @ Uttkarsh they have added an additional podium due to which we go higher one floor for the floor we have booked, I had booked on the 8th floor and now the Intimation letter recd for service tax was for 9th floor.
All they are discussing during my last visit to their office was about the agreement which would happen in July which looks bleak. My main concern is whether my payment is safe. I have paid large amounts in cash and only have an allotment letter and a non letterhead printout as receipt.(only for the down payment, not for the parking). This would be taken care of if HDIL signs an agreement for the flat but there is no news on the same. It would be very easy for HDIL in the future to cancel the allotment citing various reasons and then delay return of the cash and/or return a reduced amount. I think most of us would be in a similar situation. HDIL can go after us one by one without anyone of us knowing about it. I think we need to better organise ourselves and look at different options to let HDIL jointly know of our concerns and prompt them to act favorably. We are 11 on this forum, we need to get other buyers onto this forum as there is strength in numbers

Checking again last week, the agreement is still delayed and expected only around September for now... delays still continue as they haven't got all permissions for the constructions. BTW how is the progress of the premises they are building for MHADA as they can't build this one unless they do good progress for MHADA. The plinth level is about 80% complete though work's at a snail's pace with monsoons on

Hello friends...I am in the same boat as you all..have been visiting their site office every 6 months and they are very calm and patient to respond to our concerns on delay...nevertheless I agree that there has to be some progress now to maintain that same trust and confidence. During my recent visit in early may I was told that they have stopped new bookings until the constructions resumes...good news is that the last booking rate was 10,750 though I am not sure how it compares with Kalpataru ( little better project) or RNA projects..
When I went there, the builder showed me the seven flats booked at this rate (Rs.10750) on his system. Not sure about Kalpataru/RNA- but the rates in Goregaon area is anywhere between 12000 to 14000.

JK, relax , thats my opinion as it is goverment approved land, two things on the project, first i have the allotment letter , not sure about others, also the flat numbers are alloted , dont see any chance of change, Second ,for the agreement, 90% of new projects in Mumbai are struck due to the BMC commisioner change after Adarsh scam. I wasn't being disrepectful to anybody. Its just my frustration with HDIL. The fact is that there are real issues. There are delays, the builder is not willing to do an agreement. The youtube link shows a completely different plan whoever it is from. I haven't received an allotment letter and I was told they may change the flat alloted to me when I visited a couple of months back.
Agree with JMK. We need to organise ourselves because there is complete lack of transparency. Please share info on this thread if you receive any updates. I was in India a couple of months back. I asked to pull out from the project. They said they will deduct 2 lacs and refund the rest. If I wished to sell, they'll take Rs 1000 psf as transfer charges. And that that was today's offer. If I came tomorrow, the figure might be totally different. Its all smoke and mirrors. I spoke to some local agents and they say that HDIL will NOT refund or agree to do a transfer. When it comes to it, he will put another condition that you can't meet.
Please share any information guys. There is something dodgy about this which the builder is not clearly saying. I am sure there will be no agreement in July either
About refund, they told me 1% of flat cost is cancellation charges, overall i think it is not so bad a situation, as this is on Mhada land, so we know work will commence sooner or later, it is about how much time , I know few friends who have invested in other new projects in Mumbai itself, those have been stopped as well due to OCC

Yes, I heard the same- they are stating that they would get approvals in 1.5 months or so . The new commissioner has just taken over. They say its the same state of all new projects in goregaon area. They say by JUly agreements will be signed and current rate is 10750.Hoping for the best

Guys, same here i visited in mid-may , work is stalled xpected approvals by July, hope for the best
pls ask other owners whom you may know to also to join this group. it seems they had sold out most flats within 1st 2 months of opening bookings. with the excessive delay and complete lack of transperency by hdil, we need to better organise ourselves
Yes they have got the CC till 6th floor , the registration is next year (Jan End / Feb) for sure.. Work has commenced from C Wing .. A & B would also commence shortly.. But he assured the work would commence in full swing with added machines and manpower... Well post the agreement the property can be sold .. by giving a transfer cost to the developer....
Any further updates on when the agreements would be signed?

Thanks, Did you also check if they have got the commencement certificate? Did they say the registration will happen this financial year? Have all buildings resumed construction or just one? We donot have any option other than wait, do we?

Hello everyone.. yes the work has resumed last Sunday. i went there to their Goreagon site office.. rates also increased to Rs 9750/-. Possesion in 2014 - 3rd quarter . share your views is it worth the wait ??? Kalapatru / Ekta / Vijay Buildrs taken 18 lakhs sq ft from Hdil.. Registration is delayed from the talks I got .. maybe Jan'2012..

Thanks for the reply- I too got the same reply when I enquired. Do they have the same plan approved ( the one they showed us while booking)? Is the construction on all buildings resuming? Mine is the D wing. Any idea on whether the flats are selling ? I heard the current rate is 9250 per sqft.

Checked at their office , there was a dispute between contractor and the laborers , they say the work would commence by 25th November and agreements are getting ready with their legal team , registration should commence in December. Hope so ... What are your views .. Have you guys inquired on the same at their office ? Next payment of 10% + Registration charges in December. Also the Project has been removed from HDIL website due to Mhada restrictions.
