Difference between covered area and carpet area.

Q: What is the difference between covered area and carpet area. How we can calculate it?

Hi friends!!!
The Central government has modified the guidelines of Prime Minister's Awas Yojna (Urban) which can make housing projects eligible for central assistance. The updated guidelines state that if carpet area is increased by at least 9 sq-mt in a housing project, will it be eligible for financial aid under the housing mission's Benificiary Led Construction (BLC) assistance. The govt. has initiated this change in rules to all the states so that they may be able to enjoy the benefit of the BLC.

This is true and The Beneficiary Led Construction offers Rs. Rs.1.50 lakh to each beneficiary for constructing new housing units or up gradation of existing ones if they increase the carpet area as mentioned. And this additional carpet area should include at least one pucca habitable room as per the National Construction Norms.

They have also added another condition in the revised guidelines is that after the addition of the extra carpet area, the total carpet area should exceed 30 sq-mt nor it should be any lesser than 21 sq-mt.

can you tell me about the gross area ?? Covered area? And Carpet area?

Hi Shoukat,
Covered area is the actual area of any apartment which is also consider as Gross area. Whereas a Carpet Area is the area calculated from wall to wall inside the house and Built up area is the carpet area + area covered by thickness of walls+ balconies etc. In general built up area is around 8% to 10% more than carpet area.

covered area is the actual area of any apartment not od any apartment ! aap ne apne answer me likha h od any apartment , which not making any sense. I think u had done a mistake while writing , but its ok , now do corection in it .

Covered area can be calculated by multiplying the outer to outer dimension of the floor, not considering the boundary walls but of course taking into account the house outer wall as well as the inner wall. Carpet area implies the total clear usable area inside of the house. It is calculated by subtracting the area occupied by the outer and the inner walls of the house from the total floor area.

Well,
Whenever we go for buying a flat or apartments, we get confused when we hear a number of special words such as covered area, carpet area, built up area, super built up area to name a few, by real estate agents. It is not so difficult to be fooled in such art of effective speaking. And these are one of the most common places where you can be cheated by builders or their sales executive if you are not alert.

Acoording to me Covered Area : This is the Actual Area under the roof.
Carpet Area : As its name suggests, Carpet Area is the area where we can spread a carpet, means area calculated from inner wall to wall distance inside the house.
