It includes the thickness of the internal wall but excludes balcony or terrace. Built-up area - built-up area is the carpet area plus the area covered by walls. The built-up area includes balconies, terraces (with or without roof), and other detachable habitable areas such as servant room, etc. Super built-up area - Super built-up area is the built-up area in addition to the proportionate share of entrance lobby, corridors, stair cases, lift shafts, lift lobby, generator rooms, club house, security room and any other common areas in the complex. These rules are applicable most parts of India including Hyderabad too.

Q: I am buying a newly constructed flat in Naigaon East in Mumbai.
To calculate the cost of the balcony area, the builder has given me a formulae which is as below:
Cost of area = Area x 1.6 x 50% x Per sq.ft rate
Can anyone please help me with this 1.6?
I really can't understand this calculation.

Q: These terms are extremely important and may often confuse a new buyer.
Latest Answer: Thanks a lot Abhijit, We often see the advertisements flashing something similar to, Buy an apartment at just Rs 3500/sq-ft.!! but when we registered the flat the @3500/sq-ft. then it come to know that it is just the basic price, the actual price is much more than that. Is it true?

Q: What is the difference between covered area and carpet area. How we can calculate it?
Latest Answer: Hi friends!!! The Central government has modified the guidelines of Prime Minister's Awas Yojna (Urban) which can make housing projects eligible for central assistance. The updated guidelines state that if carpet area is increased by at least 9 sq-mt in a housing project, will it be eligible for financial aid under the housing mission's Benificiary Led Construction (BLC) assistance. The govt. has initiated this change in rules to all the states so that they may be able to enjoy the benefit of the BLC.

Q: I heard about super built up area, but I want to know what exactly it is.
Latest Answer: For example, in high-end projects, the builder gives facilities that are significantly more superior than the recommended standards and consequently therefore the possibility of using the available FAR for developing to an sale-able unit. So,the developer puts finance pressure on buyers in the form of an increased base price and higher loading.
