What is common area and how is it sold to buyers?

Q: I want to know that what is common area and does the promoter sell the common area just like parking space?

Parking spaces are not supposed to be sold by the builders. It should be inclusive of charges of the apartment.

Common areas are charged equally among flat owners as all will be using the facilities equally. Each flat buyer has to pay in proportion to the carpet area of his flat.

Hi Pramod, common areas are those places in an apartment which can be commonly used by all owners of the project. Some of the common areas are lobbies, corridors, staircases, parking spaces, terraces, elevators, lifts, store rooms, etc.
