Maintenance Fee

Q: Hey Guys,

I am interested in a 30*40 plot at ozone. Everything went well until I was told that I need to pay a maintenance fee every month for the plot 1 month after its been purchased. I find this ridiculous since there is nothing built there yet or the project has not even been completed. This one issue has been putting me off. Like many, this is an investment idea and I don't intend to build anything there as yet. The way I see it it needs a good 5-6 years before everything on paper can be seen in concrete.

Has anybody else picked up a plot here? if yes, are you all paying the maintenance fee? Any feedback is much appreciated.

I am planning to buy a plot too, but the price looks to be very high and main worry is the maintenance it got increased from 1 to 2 in one year, might get increased again to 3 in next year...

Anand Santosh , You prediction is absolutely right and now they have increased the maintenance fee from 1/ sqft to 2 / sqft...looks very dangerous

I was also planning to buy a plot at Urbana but now I have decided to back off. I have got mixed reviews about Urbana.

No I decided to hold off because of the following reasons. You may want to clarify these as well.

1) The plots are in line with the runway at BIA. Check Google Maps. So there could be a lot of noise.
2) This plot comes after the toll booth. There is still no clarity on the toll and I'm apprehensive at this time to speculate.
3) Maintenance fee is still dodgy in my mind may be 1/sq ft now but what if they make it 2rs the next year? As I said this was only for an investment so I'm going to back off as of now.

Anand you prediction is obsultely right, now they have increased 2/ sqft from 1/sq ft.Looks very dangerous.Now i have took my decision back to go for a plot here

I bought a 60X40 plot last year. Just received a maintenanca bill @ 5300 PER MONTH!! (2.20 psf per month!) Has any one received such bills? Let's make a joint representation to question this. Await response

Hi Anand we are also in the process of buying a plot at urbana and were told to pay maintainance of re 1 / sqft from april onwards. I have not made any decision yet as we are in the legal document verification stage.

Hi Anand, maintenance fees is collected on a plot when there are facilities to be maintained like cleaning the weeds from the plot, to maintain the common areas like roads and parks, to remove the garbage from each plot, to maintain water pumps, electricity, lights, etc, to pay electricity charges for street lights and water pumps, to pay for the diesel for generators which is used during power cut. to maintain the Association office, etc.

If there is nothing to be maintained then there is no point of paying fees. Make a group of other buyers and speak with the management.
