Huge delay, no proper answer, rash talking of Sumith Sen and Manoj of sales department. I am very dissatisfied
Q: Hi, I am facing problem with PRajay Mega Polis venture in Hyderabad. When I paid advance of 1 Lakh in April 2011, they told that my tower #8 will start in June and will complete by 2.5 years. They did not give me any agreement till date despite of various reminders from me. Finally when I approached the ED Sumith Sen he told that tower #8 will not start until next 6 to 8 months and the completion will be in next 3 to 4 years. When I asked for my money refund he said the company will deduct 40 to 50 thousand. This is really unfair and I want to proceed legally on this. I also have captured the video clips of my discussion with them. If any others who suffer with the same issue can you pls email me to vkbandaru@yahoo.com email ID?
yes i have bought in phase2 in 2012, please go ahead and talk to them , but dont agree if they suggest to remove the rental agreement clause, because they want to divide people , scare them and make them either withdraw from project or shift to phase1, we need to form a community or group because if we go alone they are intimidating us
Hi Pavani,Have you booked your flat in second phase, i have booked 4 bhk apartment a year back and paid them 10% down payment , now they are saying this will further delayed at least 2 years..i am really worrying..planning to meet them tomorrow
I had a very bad expierience yesterday, went to prajay megapolis office to get an update on the status of our 3bhk booking, spoke to sumeet sent, I haven't seen a person as arrogant as him with no respect for clients . He spoke in such derogatory manner that I Am still shocked. He spoke such atone that I shudder to think how people work under him. When I asked him some straight questions in assertive tone he rebuked me saying I know how to handle such ladies, I am really appalled by this outrageous remark, I don't owe him anything nor I work under him..but he behaved we are nothing , they keep changing the plans and don't update us and they expect as to not speak up..I really hope he mends his ways and treat people with dignity
Don't Buy any properties there!!!!!!!!!! I booked a 2BHK flat there 5 months back in Tower 18 (Near MMTS hitech city) and paid approx. 15% in 2 months.. Today i went to Corporate office Jubilee hills for agreement but they said all tower in row e.g 15/16/17 & 18 are converting to 3 BHK & you need to book another available flat.. I was socked as such information they did not share to me & my all plan messed.
Now I have cancel the booking and but they are saying money will refund in 30days without any interest. Let us see.
i also has booked a flat in megapolis project the price they are selling is equal to their quality of construction dont think that he is selling for less price when compared to other gated community builders the quality of the tile is very bad i have seen the model house which was constructed in tower no 4 and especially the tiles in the kitchen is very bad dont get cheated by seeing the old model house which is present in the site office
Another model house? I dont see any construction activity happening at the area designated for the construction of tower 4. Can you please explain as to where is the new model house?

Here is my full story (I was the one who initiated this item).
I paid advance of 1 lakh in 2011 April and followed up with PRajay team literally like begging for the sale deed. They say that I need to pay 20% amount (10 lakhs) to get the sale deed done. I said I want to see teh softcopy of the sale deed before paying the 20%. Then they sent sale deed soft copy but everything is in their favor. If anyone wants to see that I have a copy I can send them. THen I told some changes and they never cared for those changes. After several follow ups I decided to cancel the booking in November 2011. THey I met the id**t (sorry for this word but he deserves it) Sumit Sen and he talked very rude. Finally I gave cancellation copy and they said they will discuss with management and update me on the refund. After again several follow ups I got 2 post dated cheques. One is for Feb 2012 and one is for April 2012. The ultimate thing is they deducted 25000 from my initial advance amount 1 lakh.
other eminities will go 4 to 8/9 lacks. (may be some of these r luxari) But most of them r asking at pits stage 3500 sft. here these prople r charging 2750. this is lowest price by any gated builder in hyd. by the handing over time (as per my guss) it will reach 4000 to 4500 minimum. We hope the best.
If we want ready made Flat better to go smr vinay, lodha(as per my knowledge, 1 to 2 years takes them to handowver). Location wise also prajay is good. because 0.5 Km to Hitech railway station. everybody knows metro project work is going on in hyd. one line which goes from LB Nagar to miyapur has station in JNTU. it is just 2 Km to this site. and another line which goes from Nagole to shilparamam is just 1.2 Km to this site. just 1Km to syber tower building, 5 Km to gachibowli. we should keep it in mind this also. I agree their attitude is rash, we r not their subordinates, we can also be rash with them.
Hello friends, I booked a flat in tower no.11 in megaplis in last month. Even though they r saying they will give it by 2014 ending I am prepared for that they will handover the flat in 2015 ending or 2016 middle. y i came to this conclussion is, no gated project builder has hadedover it, within the mentioned time. it takes one year to built single house for us. Even small builders r also taking minimum 2 years. they r constructin 3000 flast. diffenetly it will take 3,4 years. lanco people booked flats in 2007/8 they didn't get till now. If we see mega builders like aparna(near botanical garder and orhter projects), my home (for jewel)also taken 3,4 years for their project. If we want ready flats we should go to them half project completed stage. then rates will high. They will sell it atleast 3500 to 4000 SFT. I saw so many ventures like rainbow vistas, emami, aparna, smr, my home, aditya, lodha etc, they r chargeing minimum 3500 to 5500.
I boooked a flat in prajay. At the time of booking, the interaction and the response is good, but later it is really ridiculous, that they dont intimate customer for any updates and they are saying that customer has to call them daily and have to know for any updates and progress of work.its worst.. the sales team and middle level management talks rude.. they are not at all taking responsible.. it is really worst. i suggest nobody buy here....i am planning to cancel my flat, but they are saying they will deduct flat 30 percent from my booking amount. i am helpless now.. :(:(:(
locality wise site is ok, but we have to be worried about the completion and quality of the project. I booked flat but by reading all these reviews , i am worrying....
STOP BUYING IN PRAJAY. I WAS HERRASSED TO GET MY MONEY BACK. FINALLY THEY DEDUCTED 30K OUT OF 1LAKH, RETURNED REMAINING 70K IN 2 POST DATED CHEQUES. ITS A VERY BAD EXPERIENCE

Hi Vijay , what happened finally? did u get ur refund or not. We have seen their new offer @2700/- recently and want to find out more . They are now promising possession by 2014 mid.
I have met the Executive Sales Director last Saturday and he talked very rude. He said they cut 30 to 40K and remaining amount may be given to me in 5 to 6 months. Can you please let me know how to approach to consumer court to file a case? I am new and do not want to lose money just for other's mistake. Thank you so much in advance.
