This builder has past good records I don't think this is his last project so he would not spoil his name and business. Please approach him in right spirit. What we hear always is not correct. So, taking any further step we should make sure that what is wrong or right.
I am not sure in which regard you are talking about. But if it is for contructing road, then let me tell you that I had visited the site 2 weeks back & Punita told me that they are going to construct road after completeion of site.
Let me know if anybody listened anything else on it.
Had same discussion and once rain stop they are going to start road construction work,and already PCMC team visited 2-3 times for possession related work and they are planing to give us possession letter with flat possession but it may be not in Sept probably oct may come for this.
In my opinion, first try to understand the actual problem of delay. Still if you guys are planning to approach legally, then no need to hurry. Discuss with an advocate or lawyer. Let the lawyer check all legal documents. Then as per your lawyer you ca serve a legal notice to developer regarding your issue.
How come when I was last meet with him, he told me he will develop the road.

Manish you are right. Since last time we had bad experience people here is providing some kind of wrong information and when we reached at site and discussed with builder, he also come with us to check flat work and we almost 8-10 flats check and nothing we found as discussed in email. and no one is there to discuss with build only couple of guys, So please confirm twice before putting comments. and still couple of months for complete all work.

Just an update - I recently visited the site. They have planted trees around the site along the compound side. Created boundry for garden. Both lifts are placed (2BHK side) but not yet working.

I am Kedar A Thatte bought flat in Vatika & recently I visited the site. The work is going smoothly. While looking at the work I found that they started installing main door for all flats. In the specification they mentioned that they will provide the brass fitting for main door but they are not using the same, & it is the ame for all. Even I found that the boundry (adjacent to Sukhewani property)shifted inside than previously showed due to which the common area got reduced by around 1000 sq.feet.
Does anybody has any idea about these alterations. Builder has not intimated these things to me.
I went some days before on site for inquiry ,because I wanted to book flat but now by looking construction quality and Builders attitude I really feel those who booked flats there did big mistake.. and its suggestion for builder if he want to maintain his name then he should not act like this.

In my last visit I was also told that possession will be in Sep'14. Long way to go. My flat is in 3rd floor so already paid 95% and full EMI started :)

Hi Amit, I think we should talk to builder about the POSSESION DATE the sooner the better. He has mentioned as September 2014 in the agreement we should push for atleast May 2014. Currently though the whole structure of the building is ready, but the the internal work is very slow. Also recently I asked to the lady that sits in the office below the building, she said me that unless they get the completion certificate they will not give the possession. So let us all meetup to discuss the same.

I visited the site on 11-Nov and was very pleased to see how the flats are coming up. I personally was also please looking at the construction quality. I have taken some pictures of sample flat and can share with anyone who is interested. Just let me know.
Hi Manish, I have recently visited site , but I noticed that construction is almost stop . Max to max 1 or 2 labors are working . till date flooring , drainage , water feting, light feting , painting , etc , almost everything other than slap and brickwork is pending... how come builder will be saying he will give possession in sept 2014 ? almost the people who have booked before 1 year and so ,they had already paid 85% minimum payment . In fact show flats work should be with proper finishing but its not like that.. what are your opinion on that ? will builder give possession on time ?even contractor also not available there... the persons who has taken loan for paying builders money and if not getting possesion on time how they suffer cant imagine ......
Hi Sandeep, Pritam When asked to builder about still parking(reserved parking under building) he said you will get it and obviously yes he going to mention this in agreement. Actually taking parking amount as white money is not legally possible, hence builder is demanding that money in black as development charges. About road, sales guys are saying they will develop internal road and hand this over to PCMC. Considering new projects coming in the neighborhood. I think builders might develop road combinly.
yes I have seen that site .. but in coming years any chances of developing that area ? and is builder commited about the roads and lights to anyone ?and who told you "once you booked they will not agree with their parking commitment" because he mentioned in agreement that you will get covered or reserved parking as you have purchased and In every project parkings are charged explicitely right? and its not added in your agrrement value . many builders doing the same thing right ?
There is 50 meter road being planned in city planning right behind Phase 2. Sukhwani developers as the plat right after the road dead end between phase 1 and phase 2 of vatika. That area is just 2 KM from Dange Chowk and bound to shoot high in coming time.
Hi Suyash I have cancelled flat in Vatika because of parking issue, once you booked they will not agree with their parking commitment also they will ask you some part of payment in cash.... what is the psf rate you got?
Hi Pritam Connectivity is not that much easy... visit the site during night you will get an idea....
Can not comment as this is your personal decision but that is how every developer deals with parking space. They will allocate parking only at the final stage of project after parking drawings are made final. 80% of the developers in Pune are charging for parking.
Connectivity for this area is not good today, but what about 2 years from now? Did you know people used to call Pimple Saudager as dessert just 8 years ago when I came to Pune.
Also, do you know that there are total 5 major project to be open surrounding Vardhman Vatika and they are not started just because builders are busy at other site and waiting for this area to develop to get more money.

Hi All, Recently i inquired about 2 hbk in Vatika, First they are saying covered parking is full, but after talking to builder, he said, we have allocated just 52 covered parking under building..we still have few more parking available..and he is charging 1.5 lac more for it. Both will be cash. For stamp duty you will get receipt from registrar office (accept for advocate fee). For parking there will be no receipt, check with sharma ji that it is confirmed that is.

As per my experience, there is no issue with Agreement. I also booked 1BHK on 7th floor and my Agreement done smoothly 2 months ago. So there is no issue regarding Agreement procedure. It is better for you, your home loan will start accordingly.

As i visited last at site, saw 2 new projects are coming in around, sukhawani bulder is setting up infront of vatika site(beside the last turn, where gaavwale dump garbage), another one set up infront of sales office. hope this will make the road way more better, they should cover the canal as well..
this is from vardhaman developers.. refer vardhaman heights in pimple saudagar.. this is not sukhwani's.. infact sukhwani is now setting up 2 projects beside vardhman's sales office...

Hi Rakesh they are not giving NOC for SBI. Giving reason as SBI takes a lot of time for disbursement I myself had applied for a loan with SBI...but in the end after registration they refused to give NOC for SBI. Then I had to move to HDFC. I would advise you take in writing from them that they will give NOC for SBI only then go ahead with registration. I have faced a lot of issues with them.

Hi Sandip, got the rate 4075 psf,ongoing rate is 4200 psf. Its A wing, first floor. As discussed above there is no B wing now, its being treated as A wing only. Hi Guys, just now I had talk to my HDFC loan managerr and he said till now plan copy has not been provided to HDFC bank and it is not yet updated on system so builder i.e Mr Prakash has to submit their plan to Mr Chetan from HDFC technical and legal department. Once it will get updated in HDFC system then only disbursement can be done. When I talked to Mr Prakash Chajjed, he told me that he will submit their plan by tomorrow, so we can follow with him by tomorrow whether he has submitted the PLAN COPY to hdfc bank.
Atul what is your mobile no. Since we still not received the sanction plan of 5th floor. Hence above 5th Floor all Bank transactions are on Hold. HDFC has only approved 4TH FLOOR. SBI Only Approved up to 4TH FLOOR. Above 4th Floor no saction by Banks.

Hello everyone I am Atul I have booked my flat A wing 5th floor in the month of JULY. I have done the agreement 2 months before i.e in the month of AUGUST. Anybody got the PLAN COPY, NOC, VAT LETTER from the builder? I got the above documents today (almost after 2 months). Now the builders person has asked me for the further payment within 10 days. But as per my enquiry the process of loan sanctioning may take almost 1 month...Anybbody done with the loan case from SBI ?? How much time it takes n do the builder co-operates with us for this time span?? I request all of u to enlight me with the above queries...
I have done the booking on 3rd floor and my loan is done with SBI. It takes about 3-4 weeks from the day you submit all your papers with SBI for processing.
No issue with SBI loan, this property is preapproved.
Also, yes you need all those documents (PLan copy, NOC, VAT letter etc for loan processing)
The builder will cooperate with you in all steps, no issues at all. Even they will help you find right agent for any bank you want to go for loan i.e., SBI, HDFC etc. Ask Sharma ji from office, he will help you.
hi manish, yes sharmaji has told me abt the agent n my loan case proceedings r getting done by him only..but yesterday i got the demand letter with all other documents..n it is written over that letter that i have to give the installment within 10 days otherwise intrest will be charged by the rate of 24%... but as u said loan case will take 3-4 weeks..so my query is that wheather the builder will co-operate for this 3-4 weeks?? Though I was ready with my documents the delay is there because i got the PLAN COPY, NOC n VAT LETTER late from the builder's side in this case I am expecting mutual understanding.If I was waiting for the documents for 2 months builder should also wait till the loan process completes..what is your experience??
Well do not worry too much about that 10 days notice. That is standard text and not very hard and fast. If you start processing genuinely, they will wait some more time for you. Also, I was not aware about the floor wise sanctions. May be you get in touch with Amit Pathak... he might have more detail. If something is not approved, then it is not your fault and they will not hold you responsible for that. You can contact the Agents and keep your papers ready. As soon as it is approved, then loan will be processed faster
Plus, you can always directly ask the status to the builder office, they will help you.

Hi, I am Aryan,I have recived an offer for this project (2bhk) can any one tell me what are the MSEB charges,Parking charges(open & stilt),Registration,Maintainance for this project ,has any one gone thru this No one is talking about these issues and biggest thing is what is the position of VAT-4.1% WHO WILL PAY THE VAT.BUILDER OR u & me ?
Those charges are standard for everyone. The vat (for any service not just this one) is to be paid for the recipient of the service or goods. And according to the law, Builder is a service provider who is providing you a service of building your house for you so vat applies to it. The vat was 2% before but I think it is increased from 1st October on wards (I am not 100% about when it is increasing).
Hi Manish, You have gathered much more details about this project which are very helpful for all the friends. Please keep sharing. I just wanted to correct the fact on VAT as per my understanding. From 2010 onwards the VAT rate is 1% of the basic flat value.
Rahul or those who booked early this are definitely with lower rate than today. I think that might not be a good way to find it suitable. It those the rate was around 3K/sqr but certainly not now.
This project is good location and in coming 3-4 years it will be a busy and busty place no doubt.
We bought because we felt it was a good property. No issue with builder or work heard so far so I still think it is a good choice.
All I can say is do a proper evaluation based on your need and then go for any house.

Builder has not changed this, actually PCMC as approved plan in that way. They said joint building cannot be called A & B wing due to one wall. There is no issue at all. Builder is transparent in his information. This is his 6th project and all projects have been well received by people.

Hi Anant, Actully rates are increasing, I had booked at the rate 3500 on 23 march. Now rates may be above to 3700. But I think for 2BHK we can gate some concession in rates. For 1 BHK less chance for low rates.
I also booked 2BHK in this project recently. I would say let us create a Dl and add all email ids there so that we can be in touch with each other about progress or anything we would like to discuss.
@Amit ..I have askd to builder ..they r telling there will be alloted covered parking and also they have taken NA order since they can not take such risk to spare such apartment ..but no idea whether we should trust or not..let me know you pleople suggestion

i checked with hdfc ,sbi,icici...as per them they are following up with builder but not got satisfactory document hence project still not approved... harm to us only might be if project do not get approved ..then it will go to Gunthewari Project ..then we have to take personal loan... i booked for 3300 rs sq ft ....pl try from your side..have u given 10% amount?...they are following up with us for that...i asked for proejct file and parking layout...pl check u also....keep in touch
