What is Form no. 15 & 16? Is it necessary document.

The encumbrance certificate is issued in Form No. 15 and 16. If the property does not have any encumbrance during the said period, Form 16 will be issued i.e., certificate of Nil Encumbrance. If the property has any encumbrance registered during the said period, then form No. 15 will be issued.

Hey, The certificate in form 15 show the documents registered with respect to the property, nature of the encumbrance such as gift, partition, lease and mortgage, the parties involved, the registered number of the document and other details.

Hi, Encumbrance certificate is issued by the office of the sub-registrar for a particular period of time. The sub registrar's record is based on the property documents that have been registered. This means that the certificate will not have any record of a document that has not been registered with the office of the sub-registrar.

Hi, Thank you very much for your guidance.In order to obtain this certificate, one needs to apply on Form 22 to the tahsildar, giving the complete residential address and the purpose for which the certificate is required. A copy of any residence address proof, attested, should be attached. Title details, details of ownership of the property, survey number and address should be mentioned.

Hi, An encumbrance certificate is needed in a property transaction as an evidence of free title and ownership. It is a document issued by the registration authorities.An encumbrance certificate contains details of all the transactions, and certifies that the property is not mortgaged and has no legal dues. It is obtained from the sub-registrar's office where the deed has been registered.

Thanks Raghav, I think An encumbrance certificate is important while buying property, applying for a home loan or going in for a loan against the property.In any transaction of sale or purchase of property, a no encumbrance certificate is a very important document.
