I am looking to buy a 2 bhk in E block from land owner , i have few quires regrading the KHATA for this project , is it A KHATA or B KHATA and will there be OC for the project.

As per my knowledge, the project has got approval from BBMP and it is A Khata project. The project is ready to move in so the builder should provide OC as Karnataka Government has made it mandatory

What is the price going on in this project and what is the status of the approvals?

The rate per sqft going on is Rs 3700 and the price of the apartment starts from Rs 55 lakhs approx. The project has got approvals from BBMP and all the major banks. It seems out of 175 flats there are only 5 flats available for sale. Looking for some feedback about the project and the builder ASAP

i doesnt like the flat... i have already invested 13lakhs ... till now the project not yet completed .. still it takes more than 1 year

Hey Chanu, I am planning to buy a 3 bhk apartment in this project and the marketing guy told me that the project will be ready by end of this year with all the facilities and amenities. What do you say is it worth buying an apartment in this project? Please help.

hi, i have bought an appartment here on the F block. the mobile tower was a concern Sudheer, but i agree with Saurabh. it doesnt make sense to keep it there when the land prices sour.the road is a concern, but nothing much can be done. the railway line is a blessing in disguise. at least nothing will come up around it as long as the line is there. there are no much trains passing by. when ever i have beent here, i think i have seen 1-2 go by, thats it. good thing is that its elevated, minimal ground vibrations (very bad for ceramic structures eg swimming pool). one thing i am not sure of is the WATER there. the builder says that he has 3 borewells (i have seen them) and that the water would be suffcient. what about the hardness of the water? they mentioned during the agreement that Water treatment plant (WTP) and sewage tratment plant (STP) is mandatory hence not included in the amenities. and that all their other appts have it. is this TRUE?

Railway track is not an issue for me, because it is a single track line with less frequency. -> i will suggest to recheck this if i am not wrong around 12+ train pass

I have booked a flat in Keerthi Chalet with known issues- narrow approach road and the Aircel telecom tower.Railway track is not an issue for me, because it is a single track line with less frequency. I look upon it as an advantage in terms of open area around, they have kept a good gap of 50m minimum from the track. I expect the tower to go since the property will fetch will good rental value if a shops or small apartment is built over there instead of the tower. So the owner of the piece of land will find ways to remove the tower. Yes, narrow roads are a concern and nothing can be done about them. I have seen good properties such as L nt South city project on Bannerghata road having the same issue.

Apart from tower, the other major problem is approach road...its very narrow & very much inside. + railway track which is so close to apartment. May be tower can go off ( which is also not 100% sure) but approach road will be the same with more traffic & railway track won't go away anyways. Not sure what people look before investing in such properties.

Yes definitely their project keerthi Harmony is very good project & at excellent location + ready to move in with same price which builder offering for chalet .

I haven't booked any, but was doing some research on the builder. One thing that I didn't like in this project is the very dangerous close proximity to a big mobile tower. The marketing guy is saying it will be removed in next two years, but I am not convinced by that. Otherwise this project is okay, I spoke to another person who booked a flat in this project who already have met flat owners of their other projects such as flora, harmony, etc and he said there were problems but all are sorted out. Currently the other owners are not that much worried about the mobile tower but that may be because of their ignorance. It is very very dangerous to live (especially for ladies and kids) under 300 meter radius of a mobile tower.

As far as I know the project is approved by BBMP, BESCOM, BWSSB, Electrical Inspectorate, A Khata.
