Q: I bought a 3 BHK flat (1620 Sq.Ft.) in a project called Cleo County (ABA Corp) in sec-121 Noida at a basic rate of Rs. 3800 psf and have paid 40% to the builder as per their payment plan, now their published rate is at Rs 4490 psf (may be actual deal is at lesser price) and project is still under pre-launch / soft launch. I am bit worried about the delay in it's formal launch. I wanted to know whether I have made a good decision in investing in this project keeping in mind 5 years horizon. APK (Noida)

According to sources, out of 24 towers, construction started in 12 towers. Rest 12 towers are in soft launch stage. Nearest landmark is Indian Institute of Foreign Trades, which is around 3 to 4 km from this project. This earthquake resistant project is furnished with amenities like cafeteria, community hall, 24Hrs security with touch panel system, indoor games and power backup.

This project ABA Cleo County, is located in a posh locality, suitable for both investment & end use. This project has approval from Noida Development Authority, banks approving loan are State Bank Of India, HDFC Bank, ICICI Bank & Punjab National Bank. This project was launched in year 2012, that time the selling price was around 2800/sq-ft.

This project offers 3BHK & 4BHK apartment, area ranging from 1620 sq-ft to 2448 sq-ft. Builder quoted price is around 5390/sq-ft. Expected possession of this project is around 2018 December.

Builder is providing world class features such as Optical Fiber technology in complex, modern club house attached with spa, gym, Sauna & restaurant. One indoor & one out door swimming pool are also given here.
Hi Anand, I think you have made a very good decision but you should make an agreement with the builder that you will pay the rest 60% with the same basic rate of Rs 3800 per square feet.
