Q: I have booked a flat in LDA srishti apartment flat Kursi rd scheme 3 years back. Can any one please tell me what is the status of project. LDA people even do not pick the phone.

Hello All, I visited the LDA office and Shristi apartment site on 21st Feb......Good news is that construction work is almost done including block A. Wooden and electricity work yet to start, in block F some work has been done ( wooden).... sample painting has also been done in Block F. boundary wall is almost in final stage and foundation of main boundary entry and exits gates were in progress. Met with Marg contractor at site, and news was that wooden and electricity work to start in coming month. As per LDA June 2017 is target month for giving possession but that looks to be possible with 1 or 2 month maximum delays.... Also wanted to share all you that LDA is done with interim registry costing, this indicate a good sign or pressure on LDA. I was bit disappointed with Wood quality of sample door gates as well as the quality of iron angle used for door gate. Hardly 6 mm thk. Also would like to share that along with boundary wall wide sewer line work was also in progress.
My husband visited the site about a month back and as per him the speed of finishing the project is slow that we can expect another year to get possession. There are no supervisors present at the site . Guards have no information. All they say is " kaam ho raha hai..thoda waqt aur lagega."
I called LDA few days back and found that only cleaning work is pending. I did not visit but from LDA officials. So they are opening tender for site cleaning. Hopefully before march 2017 we can get possession.

Utter Hopelessness, My relative went today at Srishti and Engineer said that nothing is in his hand, what ever LDA decides, we do, and I do not foresee anything materializing any time soon.
Is there anything that can be done in group to get this expedited. I remember reading in the local newspaper that some farmers have again started their agitation and stopped the work of Srishti Apts.
I went through some discussions of the gp. I am surprised to observe LDA has taken this much time for handing over the possession. This discussion is On for more than 3 yrs I guess. I have paid for the Sargam Appt. I guess I would get it on time. But am really worried now after reading so many comments.

Hi , I am Abhishek...I visited the site on 19th'Dec,2015. As per my understanding the E& F and buildings are almost done. In building D still interior work is going on.
The way work is going on...overall it will take another 6-month..

I visited the site on 22nd December 2015. It will take at least 12 months if they work continuously otherwise it will take more time. Building 'A' is still completed up to 2nd floor only. All other buildings are completed but finishing work is still pending in D, C, B . Other buildings are are also not fully completed in respect to water and electricity connection. Development of area, road , gate etc are not planned yet and hence not started.

It's really disappointing. As per my assessment in May 2015, I was expecting DEF delivery by March -April 2016, and rest of the block by Oct 2016. So even after 7 months same evaluation is done. +3 month.
I tried to contact LDA engineers and accountant, no body is picking phone. Very frustrating situation.
However, I am visiting in Feb-March 2016 and based on evaluation I am going to file a law suite against LDA.

2. Engineer told me that, and I saw also, D,E,F are in their final stage of finishing, that includes tiles work, finishing, painting, doors and electric fitting, plumbing.
Engineer said, registration may happen but to complete these work it will take 5-6 month for D,E,F. Same is my observation too.
After that LDA will clean up the path for D,E,F and make livable in 2-3 months. So by next march april 2016, D,E,F will be in livable situation.
For Srishti rest of the blocks - Livable by sep-oct 2016
For Smriti------- Livable by april - may 2017.

I have been allotted A-503, hence have to wait another one year. But happy that other fellow residents will get possession this year itself. At least some positive news after a long time. Yes it is too delayed, and no justification can explain LDA's lethargy. Because of that my mother has to live in rented house.
But there are some solace in form of construction quality, huge open space, wide kursi road in front of apartment, well developed market at tedhi pulia which is 2 Km from our apartment, and I feel good connectivity in term of city bus and shared auto.

Hi Sandhya, As per my knowledge, during past four years, Lucknow Development Authority has launched about 19 huge apartment projects in the city but has been unable to provide the allottes facilities promised during the project's launch and promotion time. The authority though constructed expensive projects from Gomtinagar up to Kanpur Road comprising luxury flats but could not fulfill promises as shown in advertisements of the project or promised to the allotte during its launch
In my point of view, LDA officials have no clue as to when the impending projects would complete . On the other hand, the confused and depressed allottees have been running from pillar to post. Despite giving full payment to LDA after taking loan from banks, people are forced to live in rented houses.
Hi Ravi, The first thing one should do in the case of upcoming projects is to make sure that the builder has all the necessary approvals in place, without which it would be considered illegal. The first of these is the permission to develop land into a residential zone. Builders need to get government approval to convert agricultural land or even land specially designated for industrial purposes into a residential area. If the builder has gone ahead without securing this approval, the entire project is illegal.
At the same time it is also mandatory that there are environmental and municipal clearances to factor in. For instance, the builder has to ensure that his project does not stand in the way of urban and town planning, and that it has unrestricted road access.

ROFL, LDA again gave advertisement for Sargam apartment registration, after Srishti and Smiriti, it is again a doom to project of LDA. We should spared awareness so that our near and dear do not get tangled in this schemes.
Thanks to all for giving the latest updates otherwise LDA does not even bother to inform anyone!!! How can LDA announce new schemes when it is unable to clear the old ones? All of us should unite and ensure that the new schemes are not launched unless the old ones are complete. Secondly LDA should also see that the facilities-water & electricity are properly taken care of. It is true that we should let everyone know about the problems that we are facing.
I went to the site on 9th Aug . Building A is not yet started but B C D E is completd with balcony and railing fittings .....still lot of interior work and plasters are left. Already there work is delayed and slow in process . Everyone had same word to say " you will get possession by next December"
Hi all, This will adversely affect those buyers and investors who have unknowingly bought properties in surrounding areas without checking whether the map has been sanctioned by LDA or not. There are many such illegal structures on Sitapur Road, IIM Road, Kanpur Road and Faizabad Road. Ironically, LDA, which has been passive over the contentious issue of unauthorised constructions across the city, has now woken up to the cause.
Yesterday I visited Sulabh Awas Janakipuram. LDA has created a boundary wall around Sulabh Awas, Janakipuram. In Sulabh 2 BHK flat, tiles are laid in all rooms, bathrooms & balconies. Paint is also done outside buidling. By this time they should have given possession. Looking at the slow progress which I show yesterday, It will be another 8 to 10 months before actual possession starts. -
"LDA Lucknow to launch master plan for 2031" This is the news. I wonder how can they launch new plans if they are unable to clear their previous pending schemes. And why and how can public trust these new schemes? LDA should clear all the back lot before they launch any new scheme. I mean they should not be allowed to do so. Actually If this had been a private builder, its easy to go to law reinforcement agencies, problem comes when government go into business! by all means government will protect itself. If if we get ruling in our favor, every one know that how difficult it is to get your money back!
Hi, LDA started constructing Shrishti Apartment Yojna in 2009 which comprised 520 flats. Even after 5 years, the flats have not been completed. While structures of few blocks have been erected, other blocks have not been even half completed. The finishing work is all left. Also, basic facilities are missing here.
I and my Cousin booked two flats, one in Gomtinagar and another at Kanpur road under Sulabh Awas Yojna. We found out from the LDA office somewhere in March and they said that the work at Kanpur road was complete and they will star the registration in the first week of April. But soon after that when I phoned to find out, they said Abhi Kahan. It will take time. can any one find out what is going on? Why LDA is not trying to solve the problem. All of us have paid the full amount and till now there is no solution since we booked in 2010.
It is better to visit the LDA office and get the exact informatio. If he is saying that it will take some time then ask them that how long we have to wait since our investment made in 2010. Otherwise consult a good legal adviser for further action.
Hi Anil, I visit the site and has seen the following:
1. Structure completion of final tower (10+ floors). 2. Interior plastering is going on throughout tower. 3. Completion of inner areas such as pool area, clubhouse structure, parking bays.
Tower 1&2 would be handed over in next 2 months i.e. May end Tower 5 would be possessed by Sep-October Tower 3 & 4 would be handed over by the end of this year.

(2) In this way the vesion of Mr Yash Panth is deviated. Can Mr Panth give more details of source of informtin. (3) When LDA will ask for the depositiopn of the Parking amount ? Its quite a good place. All kind of city bus and shared auto is available. Mall is just 1 KM from there. Good market place at tedhi pulia 2.5 KM I think from our apartment which has a big market. Appreciation depend on demand not amenities, other wise crowd-est places in city did not get appreciated where no basic amenities are available. Flat culture itself is new to lucknow, most of the people buy land instead of resale flat, this situation is changing very rapidly because land cost gone high and people who's parents etc only live, are preferring flats because of safety and services. by current trend, had our flat completed today, it's cost would have been any where between 40 to 45 lacs.
This question is for people local to Lucknow. How has the area around this place (Gudamba Thana) developed in last 2 years? Are there other properties/infrastructure that has come up or has the cost of property in this area appreciated?
If you do not give full payment, LDA will charge interest on your remaining payment. If you make full payment your investment is dead. I have made full payment. What is the option out of this?
Thanks Rakesh for sharing the information. I presume from this discussions that by next Holi they may start giving possession, if every thing will go on smoothly. Only four toweres they have started constructing. Unless and untill all the flats will be ready upto certain level, they may not start alloting.
See, problem is with unprofessional approach and excessive political interfere. My Aunty works in LDA. One day 5000 people mob came and did not allowed any one to exit from LDA premise over compensation issue. These goons have done it twice. Third time they called Police force. Its not a bad investment, just that we have paid all the money. That we should not have paid. now same flat is selling arounf 40-45 lac with that amount of extra lands around buildings.

They have build 4 blocks, 1 block is completely remaining in 13 floor building. But, other lower floor blocks, not much work is done. and they will not handover few blocks, unless completed all the blocks. LDA people are saying this december, but that is highly unlikely. We will not get possession before next diwali.
What is the current status of Shristi apartment?. As intimated by Mr tiwari above the one year will be over by comming September 14. Will the LDA will handover the possession by December 14.
I had filed an RTI query to Lucknow regarding status of Sulabh Awas Yojna Janakipuram. I got the reply from LDA that it will be handed after December, 2013. After I visited the site, I realised that 50% of the work is compled. It may take another two years for possession.
I have already paid all the amounts. But had I knew that they are going to work like this, I would not have paid the deposit. I argue that you should not pay the money unless 75% work will not be done.
I talked to LDA Ashok Pal two days back on phone. He confirmed the work has started for Srishti Apartment at site but will take minimum one year to complete. He also insisted that I should deposit the balance payment immediately otherwise interest will be charged. I would like to hear from other members (Flat allotees) what they are doing in this regard.
We have to see the current laws by which the Builder has to handover within the stipulated time otherwise there is penality clause. What is and howmuch is that and in what condition, it is applicable. Accordingly needs to act.
We recently visited the site 2 days back. The work is in progress, though very slow. We asked the guards and they confirmed that all the "thekedaars" of the builder have still not turned up on the site. Only the new ones have started work, hence the work is slow. Most of the other "thekedaars' are expected to arrive after Vishwakarma Puja around Diwali.

"The Supreme Court (SC), in the landmark judgement in the case of Lucknow Development Authority vs MK Gupta, made it clear that “when possession of property is not delivered within the stipulated period, the delay so caused is denial of service” and a consumer who is a victim of such delay is entitled to compensation."

I have heard about "Compensation in Delay of Possession of your Apartment " as an act and consumer can file complaints and get compensation for the delay that has happened since the promised date of possession. Can any one confirm if Srishti Apartment allotees can file for the same.
Please post your query under RTI & ask LDA about the status & the time of getting possession. Also you may write directly to LDA & file a case in Consumer Forum. As for my knowledge goes, the farmer agitation had already been ended in March-13 but later no action has taken by LDA so far.
I too have booked a flat in Srishti apartment, Kursi Road Lucknow. Recently read in newspaper in Lucknow that construction in Sargam Apartment has started after talks with the farmers. Anybody knows regarding progress on Srishti Apartment, as the issue with the farmers is still not resolved.

Dear Buyers, please take an action as soon as possible. We are paying EMI from out hard earned salary. What ever is farmers problem, we should address them with LDA. We are not crorepati and either got any Coal block, so We are as poor as these farmers.
