Cost and permission required for developing a housing plot layout

Q: I have 2 acres of land in outskirts of Bangalore; I was planning to develop a residential housing plot layout here. From where should I start? What are permissions required, cost of approval and cost of layout development like road, sewage, water etc would cost. Please let me know what are cost and permission required

Hi ,

1. First check whether your land comes under green belt or yellow belt (green belt is for agricultural purpose and yellow belt for residential purpose) these information you can check in the CDP (comprehensive development plan) , so if its green belt you have to provide an application to convert to yellow zone.

2. Then You have to apply for the DC conversion and approval , these may take up to 6 months also.

3. In the approval the approval authority like bbmp, bmrda, etc will propose a layout plan with 55 % as salable area and 45 % allocating for civic amenities like roads, parks, sewage ,etc.

The layout development charges depends on various factors please analyze that with an expert ..

You can first gp to a BDA office and check the procedure required. Meanwhile you can take advice from a legal expert and realty expert.

I hope yours is an agricultural land. Then you will have to seek permission first to change it. I am not sure whether it is allowed to build residential or commercial properties over agricultural land.
