Q: Is the rent normally quoted inclusive of maintenance charges payable to the society/builder?

This issue is required to be regulated in accordance with the terms and conditions of the rent agreement executed in between the tenant and the land lord. In case there is no provision regarding liability of payment of maintenance charges,the tenant is not obligated to pay the same to the land lord.

I second you G.C Sharma. If it is not mentioned in the documents about the payment of maintenance then the tenant is not responsible to pay the maintenance.

The rules and regulations of apartments will not be the same for all. Some associations have this rule that owner only has to pay maintenance. So you have to check with your association members regarding this matter.

Thomas, you can check in Mantri Tranquil, Sriram Symphony, Gokulam Heritage, Beverly Hills, etc. There are many projects in that region.

I have a 2BHK flat in the Purva Highlands project. I understand the going rate is 14 to 15K. I was wondering who in this case pays the maintenance charges - owner or tenant?

Hi Sabu, in some of the cases owner pays maintenance to society so tenant has to pay maintenance to owner along with the rent.. It varies for different apartments. In which project are you renting a flat now?

Thomas, as far as I know maintenance charges is not quoted. For some ads they write as rent + maintenance... Better to enquire beforehand..
