Enquiry of Residential land sale procedure

Q: Hi,

I have a plot in Bangalore which I bought along with my brother measuring 1200 sq.ft and now I am willing to sell only my portion 600 Sq.ft, hence would like to know the procedure.
Currently the land is on both the names measuring 1200 Sq.ft. Is there any way that I can avoid the registration charges?

My brother says we need to separately register the plot and then I proceed with the sale. I already have a buyer who is ready to buy....

Hence need assistance here...

Manhoj, was the property inherited to you and your brother by your parents? As you have mentioned, you both had bought the land.. so had both of you invested equal amount while buying it?

No Sir we both had bought it from 3rd party and both have invested equal amount....and now I have a ready buyer who is willing to buy the land of my portion 600 Sq.ft so wanted to check if I can avoid the Registration cost and proceede with the sale and let my buyer register on his name his 600 portion....

Hey Manhoj, as far as I know your brother is correct.. you have to first divide your share and register it separately and then you can sell it..
