Two 1bhk flats converted into one 2BHK: is it legal in Chennai?

Q: Dear Sir/Madam,

I am planning to buy a flat in Chennai. The apartment is a large project. As per current MMDA regulations at least 10% of the flats should be single bedroom. The builder has got approval for single bedroom. He has merged two single bedroom into one double bedroom and selling as a single unit with 2 documents, electricity etc.

Is it a serious violation if so what kind of consequence will happen for this violation.

Becuase the flat is at an important locality and has future prospect I am looking to buy the flat.

Please advise me if it is risky.

Hi,
it is probably true that builder can sell 2 unit for single person and after special request of buyer he can modified into single unit but he cant sell 2 unit combined to 2 different buyer.

Hey I think you should take a legal advice, hire a lawyer and check if there is any problem so that you dont have to face problems in future.

So does the project contain only 10 1bhk units? It means he is selling such flats to only 5 buyers combining every two flats into single one..

Hi, I think this may be a problem in future.. better to take legal advise if you are thinking to buy it..

I think thats ok because now he is selling as two units as per the documents, electricity connection, etc. it shows that e has sold two flats to same person..
