Q: I am planning to buy a flat in Pune. The property is under construction. I understand there is a pending litigation on the land that is being developed. The litigation is among the original landowners. In case I decide to buy the flat and get it registered in my name, what is the risk?

In case of a housing loan, if the construction is delayed, the final disbursement might be delayed too. You might lose by paying more pre-EMI rate of interest.

Advantage of buying an under- construction project is that the property will invariably come cheaper than a ready-for-possession property.

Sanjay, as per my experience it is better to stay away from such properties whose issues are lying unsolved.. it may take years to clear such issues..
