Review on Ittina Neela to buy Flat

Q: I want to buy flat Ittina Neela on Loan Basis is it worth to buy? There is lot of negative Review on this project, can any post the Answer?

Not all the blocks are constructed bad. 1000 sq feet with such open area at 25 lakhs is very good. Ittina went out of control during the later stage of project and some of the flats have bad construction. The project constrruction ended in 2006 December. The appreciation of this is low because this is very badly maintained . At 3 rupees + per square feet you do not get power backup, proper children's play area, proper support from maintenance. I know lot of people who has bought 1000 sq feet has spent 5 lakhs more and got plumbing , bathroom, tiles, walls repaired and this is better than 50 lakhs appartment . If you plan to stay, enjoy nature, lot of open space, ready to shell out money for the maintenance which is not worth the amount pls go ahead and buy.If you want for appreciation and rent . Do not buy. Choose between paying 40-45 lakhs and low maintainence with appreciation of an apartment in next 10 years vs paying 25 lakhs + high maintenance open space and security

Ittina neela is good affordable home...amenities like shops in the premises is gr8...construction is poor...many flats are empty..maintenance is bad...water problem in summer..you can buy the property so that you can pay your emi instead of rent.& if you have patience to bear water problems..maintenance negligence...etc etc..

Water issue is an all time problem in Bangalore but I heard that the construction is very poor and if I am putting my hard earned money then I wont be compromising in this at least.

Ya I am owning a top floor flat and the biggest advantage is that I get the whole of the Terrace for myself ! When my friends come, we go to the terrace and eat dinner together in the open air terrace. It helps being in the top floor, as if I am getting a private terrace !! I love that. Atmosphere is so calm and quite & very safe too. And a flat always looks good if you maintain it good. If you don't maintain it good, then your flat will have tons of problem be it a Shoba's flat or Prestige's flat or Mantri's flat - So don't go by one or two person's negative reviews. Some people rent their house to bachelors and people who doesn't care about your property. Then your most beautiful flat will look like a rat house with all sorts of leaks and issues everywhere. I hope you get my point right .

No doubt this is one of the best projects of Ittina Group. I am glad to be staying here, all food, groceries,
vegetables everything available within the complex. Everyday evening we go for a walk within the campus. I love that to see so many kids playing with a safe feeling inside a gated community. Hardly these days kids gets space to play around !! I work in Infosys, and it is a quick 7 minutes drive for me. The new flyover which connects electronics city to Silk board will take you to Silk board within 10 minutes from your apartment ! The area is vastly developing, and it is good to be here.

Just one question to all of those who are posting bad about Neela - If Ittina Neela is bad, why are there 1000+ families staying happily ?? Why all IT people stay there? People who are reading this should understand that one builder will post bad about another builder. If 1200 families are staying in a big gated community for the past few years, it certainly means more positives than negatives. Also the rent is around 7000 to 11000. The rates are appreciating well. I am staying in Neela for 5 years now, and I would love to be here. Whenever I have a problem, it is the community's problem and we get quick solution for it. The association is also running a free shuttle bus service to the city for all the residents. Have you ever heard of any other association doing it ?? All the major school buses comes inside the community to pick up and drop kids safely. We are getting good service, 24x7 water, lights, groceries etc all thanks to the big association. Gald that I am in Neela !

It is very good project. Big gated community with a very good association. All basic facilities are available within the community and it is very close to IT companies like Infosys in electronics city. One of the best projects of Ittina Group so far. There is lot of vacant space inside , good construction quality and also good air and ventilation in the buildings which you can hardly find these days (as these days it will be a cramped up construction !! )
I am staying there for many years and I am very happy overall. Good for investment on a longer term basis. The best part I like in Neela is pollution free air and no honking sounds of vehicles. Feels fresh !

I have been renting an apartment here for the past two years in one of the bigger blocks. In past two years maintenance has increased twice with association office citing increasing water costs. But nowadays water is unavailable at night from 9m to 9am but they have not reduced the water charges. There are lot of plumbing issues; association plumbers are only looting people and charging high rates. Security is very bad, guards are sleeping most of the time; in fact, they will stop residents and question them but outsiders vehicles are never stopped. The A, B, and C blocks have largest flats by sq ft and are supposed to have lift facility. For that, they collected money from everyone,, but they have not installed the lift for two years now. No proper earthing has been done for the flats so there is power surge at times that destroys unprotected electricals, resulting in expenses for us. Just do a proper tour of the full compound before deciding to buy from here.

No plz dont even think of buying a flat at Ittina Neela.... Its not woth it at all... the construction quality is very poor my cousin bought a flat there and now she regrets.. there are many good ventures going on around ananth nagar and sampage nagara...... better take time have a look at them once and then proceed.. :)

Hi Mr. Koteswarao.. As far as I know the project is good and safe to invest.. Do not worry about the negative reviews given online. Try to visit the project and talk to residents. In that way you will see project, facilities, amenities, quality, etc. and you will get reviews.. which will help you in deciding.
