Hi All..I have booked a flat in Mahaveer Willet and have gotten the papers checked by my lawyer. The lawyer advised that the land on which the apartments are being built was bought by the landowner at a government auction at an upset price from a person belonging to SC/ST denomination. Apparently the builder needs to furnish some kind of government permission for the purchase of such land from an SC/ST denomination person. The builder does not have such permission. Unsure about whether to go ahead with the deal.
I too got the same doubt. But I would continue with the project only because the land was sold after completion of non-alienation period (15 years)...That's what was told to me by several lawers..Please let me know your comment
Hi Debraj and Mahesh, I am interested in Willet. I currently live in USA. Can you please let me know the location of this project from ITPL, and the rent we get if I give 2BK for rent for example in Willet. Thank you, Srinivas
Srinivas: I stay in rent currently which is around 1.2KM away from the Willet project. The rent figure is currently around 15K for 2 BHK in this area. It is around 4km away from ITPL main gate.
Hi Debraj, Have you verified the documents and what is your opinion on this Apt. Is it still in promotional phase and what is the sq. ft cost you bought. Need to take a decision on this
Please somebody describe that after giving the booking amount. how the remaining amount i have to pay. Bank loan, down payments etc. I will go for 2 bhk
you will have to pay booking amount first. Then once the project gets launched, you have to pay 20% (minus booking amount). Rest 80% is contsruction linked payment, which probably u will go bank loan. This is my undrestanding after discussion with the mahaveer person. I myself have booked 2 BHK there.
@Srikumar: This project is currentlyt in pre-launch phase so nothing much you can see in eyes. But personally i know that they are more or less OK, as I have myself seen 1 Mahaveer project getting launched to getting completed in whitefield area. But do not expect something of like purvankara\nitesh\shobha. Experience in general is not bad till now. only probable concern can be delay in completion.
Hey Debraj, this project is by Mahaveer group right? If it is Mahaveer then you can go ahead with your plan o\because they have good experience in building projects in real estate in Bangalore.. So I think it will be worth buying.
