Property buying in Trichy dist, Tamilnadu state

Q: I wanted to purchase one property. Found one plot (1500 sqft) at Royal avenue, ariyamangalam, Near SIT college, Trichy dist. Its near Trichy-Tanjore NH. Also near to my existing house at trichy. Cost of that plot is Rs 1650/sqft.TN govt guideline value is Rs 1100/sqft. Can this plot value go down?
I am planning to buy this plot & build a house for 15 lakhs. Total cost of house will be Rs 40 lakhs. I will rent it for 30 yrs, then will occupy in that house. Expected rent is Rs 10000 per month.
Does my plan worth of go ahead...?

Hey Raman..even i checked for this property...this is what i found..the price of 1500 sq ft plot is around Rs 1700 sqft. I think you are getting it on a good value.
