Any owners of RSK Orchid Garden..??

Q: I am an owner of a flat in RSK Orchid Garden, Navalur. I wish to connect with other buyers who have bought flats in this gated community. I feel there is a delay in the project completion and would welcome other's opinion in this project. There is also design flaw in the kitchen.

Hi Kumbipa, I can understand your concern. I would like to suggest you to have a thorough discussion with your builder and ask for the forward plan. Also, you can consult a reputed lawyer to know about the legal aspects of the order and what is mentioned in your property agreement.

Still Work is in progress. i am not sure about the completion date. i am sure that RSK MD also not known the completion date. He also tells about that this issue and that issue. While booking the apartment he will sweetly told that it will complete in 18 months. Now 4 years nearing the project started. Still work in progress. If they (RSK) fully determined it may complete in 3 to 5 months. Otherwise god knows.

This project offers 1 BHK, 2 BHK & 3 BHK apartment , area ranging from 677 sq-ft to 1334 sq-ft. Builder quoted price is around 4400/sq-ft. Expected possession is around April 2015.

Hi,
Is anyone being asked to pay cash of Rs.84,480 for additional work which you have not request for?
I got a mail from RSK requesting to pay for additional work. I replied back to that mail saying that I don't need the additional work to be done as I did not request for it because it was very expensive. I even spoke twice to representative of RSK that I did not request for it and I will not pay for it.

After all these days, I got another mail saying additional work is done and payment has to be made. I replied with an attachment proof saying I did not request for it. For which I got reply that "After your confirmation only we have done additional work. We deny you have never said for additional work".

Kindly suggest on how to proceed with this? Is anyone else facing the same scenario?

Hi,
In my point of view, it is better to discuss with builder and ask about this problem. If you have proof then show it to builder . Without buyers proper conformation builder can't do any kind of adjustment or any kind of additional work. While purchasing the apartment you should have seen that what are the amenities they are providing. Ask builder why & for what he is charging extra !!!!

Hello All, I have inquired the builder for the completion date and they said we cannot commit but tentative handover will be in Aug/Sep 2014. Is this the info that you have also received from the builder? Please let me know.

Hi All,

I have purchased an apartment at RSK Orchid - Navalur on the 1st day of launch at launch price. Its almost 3 years and there is no sign of completion of the project. As told by all, when ever we try to meet the owners or any representatives, they always give us a smile and say "Sir, Project will complete in 3mnths". I received this response more than 4 times and thus a year has been completed. These guys are very irresponsible in terms of responding to queries. Due to the slow progress, we are forced to pay rent for the current house and also pay home loan interest for an apartment which has no idea on completion. I am strongly with you all, just like me i am sure there would be lot of people suffer for different reasons. Lets unite together and see if we cud do something, if you guys are forming any groups pls add me..

Project started close to 5 year (nearing to complete). Buys /customers have paid 95% of amount. Still there is not sign of handover date. There is no sign of compensation amount for delay. Still there is no response from RSK office.

Hi All Owners of RSK,

Check your apartment inside rooms I have observed that some of the rooms walls having cracks and some of the roofs even all the floors starting from 1st to 4th floors all having water leaked from above. So check ur apt rooms and complaint to site supervisor. They can do something to prevent.

Today I went to the office... Now they are saying project will complete around MARCH 2014... Cannot able to meet MD. I asked for the appointment to meet the MD... So we(owners) have to gather and will discuss with MD to fix the exact possession date. Otherwise they will stretch for the next one year...I collect some mail id from the replies... Apartments 122,123,119,118 are all of same square feet (1107). But in apartments 122(also in 123) there is sort of pillar/beam present in 1 bedroom, which is also present in apartment 118, 119. But, the size of the pillar/beam is smaller in 118, 119 when compared to 122, 123. This is applicable to all floors & I hope also for other blocks. When i checked for clarification with them, the response was very poor & rude. So, all of them who are affected by this pillar/beam, please check it up with them. But I hope, the response would not be inviting for sure. Just an info for all those guys who brought the affected apartments. Thanks.

yes. response is too bad. i never expect this from the builder. Now most of the employees are resigned and new guyes are not responding... they just completed 75% of work at Block-D. and no clear dates on delivery....

why the initial buyers of RSK orchid gardens are putting pressure to get this project completed.. still 20 flats are still unsold from the land owner share of the JV. people are not preferring becos of poor progress.
