Hi,
The Pune Municipal Corporation (PMC) has made it pass that announcing 4 floor space index (FSI) in metro passages is the main way if Pune metro needs to turn into a reality. The city body additionally cautioned community associations and lawmakers against contradicting the move as it would make the venture fiscally unviable. Prior, activists and an area of state authorities and the political class had straightforwardly communicated their reservations on the 4 FSI arrangement.
Right Bhaskar,
In Pune, FSI is 2 within the engorged areas of previous town limits of original Pune and additionally within the limits of previous villages like Bhamburda, Kothrud, Erandawane. Increase in FSI means that increase in valuation of the plot and increase in density of population therein space.
Metro influence zone (MIZ) : Area covering 500 mtrs on both the sides of metro route alignment, i.e. entire corridor of one km. width along the metro route.
As per news,The city builders and town planners are divided over the proposal to increase the floor space index (FSI) in the development control rules for the old city area comprising 17 Peths and surrounding areas over 147.85 sq km.
Right Rohit!! I think it would boost the construction activity and housing prices but as per expert in practical implementation, FSI/built-up area has been decreased by a minimum of 10% for plots abutting larger roads and up to 30% for plots facing smaller roads
The increase of floor space index (FSI) to 2.5 is still not finalised for redevelopment of residential colonies constructed by the Maharashtra Housing and Area Development Authority (MHADA) in Pune.2.5 FSI has been granted for Pune and Pimpri-Chinchwad but the rules for the same are yet to be finalised. For example, after the grant, a plot of 1000 sq ft can have construction area 2.5 times the plot area. Also, those staying in small hutments in housing colonies will get extra amenities and facilities.
