Latest Answer: The current FSI stands at 1.5 in Chennai for ordinary building (Not more that 8 units or high-rise building). Plot Coverage - At the ground floor, the constructed area coverage shall not exceed 70% of the Land area. This means the entire construction, though within the norms should not be done to cover the entire plot. This ensures opens space which is essential for air, natural light and safe in times of emergencies. Setback Space - Front, side and rear setback shall not be allowed as per the Regulation. The details may vary depends on the dimension of the plot. Height of the building - It should not be exceed 1.5 times the width of the road or maximum of 9 meters.

Q: The market is running with a belief that FSI will go up, and that the option to buy additional TDR is beneficial for Mumbai real estate companies. Is that belief correct?
Latest Answer: Yes, earlier, TDR was available like any other commodity. It could be used anywhere in any part of Mumbai. The price was neutral. Demand and supply were the guiding factors. But today, it is very clearly differentiated based on RR rates.

Latest Answer: A government resolution issued on October 2017. The bhoomi pujan for the two lines-Metro II (Dahisar-Charkop-Bandra-Mankhurd Metro Corridor Phase I-Dahisar East- DN Nagar) and Metro VII (Andheri East-Dahisar East)-was recently done by Prime Minister Narendra Modi.

Q: MHADA has asked the government to restore the FSI for redevelopment of its colonies to 4from the current 3.
Latest Answer: You are right. Mhada should not sell its land and allow a portion to be used for luxury construction. According to me, it is the only one in a position to bring economic balance in the real estate market.

Latest Answer: Hi Sudhang, The extra perks that you get from builder varies, it depends on the popularity of the builder and his accomplishments. What you can do is to compare notes with other people and decide what is best for you. It is paid on the old carpet area. The corpus amount is worked out on the basis of Rs……..per sq.fts on the existing carpet area.

Q: It's really a good news for Mumbaikers because the salt pans, which till now fell under the No Development Zone.
Latest Answer: Right Saurav, If Salt Pan lands in suburban areas are allowed to change in usage, can be used for creation of low cost housing for LIG and EWC segments. It definitely has the possibilities to affect availability of land for real estate development, but just by itself it may not be enough.
