Guys, BE CAREFUL if you are looking at Paramount golfforreste. They have taken 90% of payment and now sent a demand for recovery of interest. which is called based on conveyence till now never revealed. Hyped up prices. Homes even available at INR 2800 psq. but now Paramount sells at 4300.
Q: Paramounts Villa Pvt. Ltd. Project--paramount golfforreste Initially they never cancelled the allotment and continued to get the money after paying for more then 2yrs now they have levied late payments charges after recovering 90% payment. Lot of my friends wish to sell it out. Friends its trap. They dont even deal directly and no will ever give you the real picture. They wont give possession before 2014 and they started taing money from March-2010 onwards.
what is this demand letter? and how much are they claiming without notice?guys I am planning to book 1 flat in this project. hence need to know all ins & outs to take a proper decision. Please help.....
I think this is a common problem I have seen at multiple places for Paramount Villlas, there is a facebook page, there is a forum REI forum. everywhere people mention they send demand letter without completing work. there is no synch with people on site and people in administration sending demand letters
I booked a Villa in 2011 and I'm not satisfied with their work. It's quite feasible that the above investors faced the respective problems as I did too! One more thing, anything above 2600-2800 is not worth it!! They have just created hype.

hi guys, it all depends on the payment plan. if one has bought under construction linked plan, then one needs to make the payments accordingly. the builder is well within its rights to demand interest, there is nothing wrong in it. regarding interest paid by the builder in case of delays, though they have mentioned only nominal amount in the BBA, as a buyer, we are free to contest that and ask them to pay back interest in the same way that they expect the buyers to pay.

All if the work is not completed you can click pictures of your unit and the surroundings and keep proper documentary evidence. Builder can not charge interest if the work was not complete.
I am facing same problem. The demand letter was issued before work was completed and they have now sent a demand for interest. Their CRM does not cooperate and are not ready to listen to customers.
I've faced a similar situation with this builder, the stage of work is not complete and they have a send a demand letter 2 months in advance. Builder has taken 95 % payment and the only 60 % percent work is completed. Builder has a provision of 3 months grace period to give possession, but if a buyer delays the payment he is charged 18 % interest right from the day one. If the project is delayed even after 3 months grace period, builder will pay you a princely amount of Rs. 5/- per sq. ft. for eg. you will be paid Rs. 7250/- per month penalty on your investment of around Rs. 3000000/-. In this case I'm of the opinion if builder charges 18% interest , buyer should also get the same compensation for delay's in handing over possession, so the monthly penalty which should be imposed on builder should be Rs. 45000/- per month. If you have any queries they will be answered in a very vague manner. The worst deptt. of this company is CRM deptt. which is manned by idiots.

its true they wont even take request letter by hand. only via courier. They have front end girls who wont even talk to you properly. i am ready to sell too now after all this tantrum of paramount villas Pvt. Ltd.
