Is Begur Road good for investment purpose or it is good for end use purpose?

Begur Road is close to NICE corridor that connects both Bannerghatta Road and Hosur Main road. It enjoys proximity to many schools, IT Parks, banks, hospitals and shopping malls. This area is considered as one of the good locality for end use purpose.

What are the demerits of Begur Road? I could see people are investing here, will it fetch me good returns.

Begur Road is considered as an investment destination due to the availability of affordable residential projects. But the locality faces lots of issues such as water shortage, bad roads etc.

Begur Road is considered an end-user driven market. The region has been developing continuously and so does the market. Classic Paradise Layout, Begur Woods Layout, Deo Heights, Vishwapriya Nagar and Akshaya Nagar. DLF New Town and Hiranandani Upscale and SNN Raj Serenity are the major residential projects launched in the vicinity of Begur Road.

Begur road has witnessed many residential launches by reputed builders such as SNN Group, Artha Group and DLF. Developers, who have launched their projects at Rs 3,000-3,300 per sq ft, are now retailing at more than Rs 4,500 per sq ft.

Few years ago, only local builders used to develop projects and sell properties in this area. The basic selling price at that time was Rs 2,500- 2,800 per sq ft. But, after the announcement made by government to widen Begur road by 200 sq ft, many real estate biggies entered the market.

Begur Road has been witnessing an increase in capital values of multi-storey apartments. In January- March 2013 quarter, the area has seen over 75% increase in capital values when compared to October-December 2012 quarter.

There are some developers targeting the mid segment market, the number of lifestyle constructions outnumber the Rs. 35 Lakh to Rs. 40 Lakh segment.The region has been developing continuously and so does the sectors. The development of the region is directly proportional to the uplift in the markets and any sector for that particular region. The real estate is also upgrading along with all the other sectors.

Many news projects are coming up in this locality which includes projects like of SNN Raj Serenity, Nitesh Hyde Park and DLF Westend Heights. The area is close to Meenakshi Mall in Bannerghatta Road.IT and government officials target the layouts like Royal Meridian, off Begur Road, about 2 Kms from Central Silk Board and Madiwala market and Aratt Felicita lifestyle flats at Begur BTM Extension as they prefer to stay in individual residential homes. These layouts are well maintained with properly lit roads.

The highest price reported in the quarter Oct-Dec 2012 was Rs. 3169 per sq ft. Begur road is located far away from the hustle and bustle yet close to MNC’s like Wipro, Infosys, Siemens, Bhel and 3M. Today, Begur road is one of the developing localities in Bangalore, which is close to Hosur Road, Bommanahalli and Bannerghata Road. It is about 3 kms from Bommanahalli Circle and 7 KM from Electronics City.

In the last couple of months, the property value in Begur Road have gone up tremendously. The area has witnessed a steep fall in rates in the quarter July- Sep 2012, but in the last couple of months, the prices restored to an average of about Rs. 2942 per sq ft.
