Q: Hi ...I am planning to purchase 2 BHK apartment in Ecovista project at shilphata junction NH4. Pl give your views about area appreciation in next 3-4 years (Mumbra is 4 KM away from site) and also advice about Bharat infra developer.
Hi All Request all to buy only ready properties now a days especially in Mumbra - Shilphata Location where hardly the developers carry any old track record or Goodwill. Better to pay slightly extra and get ready possession property in hand where the rent on the investment starts immediately rather then running around the developer for possession and and make loses of cost of funds (Interest) & rent for minimum 2 years in case of any delay..Check locations which are close to mumbra station as the market is sensitive to proximity of basic requirements, buying project far from city may not give any useful expected returns on investments.
Hi I am planning to buy a 1 BHK in ecovista Project but my budget is only 40 all inclusive. Anyone looking for a buyer??
The only thing about Eco-vista is it does not give an option to someone who doesn't own a car and doesn't plan to invest in buying one pay for the parking charges which is super high. I think if they could give out an option for the buyer to choose and pay when he does own an asset to park it makes more sense.
Hi Kapil, It is mandatory that if you are buying a flat then you have to pay for car parking. But it varies from builder to builder. Check the agreement first, is there any clause saying that you can sell or rent your car parking, then go ahead if not then decision will be yours.
I am telling you again and again that please, do not do any booking only on the basis of the brochure, some presentation or looking at a sample flat.
Make sure you visit the actual project site and see the location, how well connected the area is city, how are the roads, what is nearby the place and other important factors. A lot of people book properties in real estate expo and exhibition, which I do not think is a good idea at all.
I think Anuj is right!!!! Apart from that if you are seriously looking forward to buy the property and want to get a good deal, then do not show your eagerness to buy. Hide that over entice and needy person inside you. The moment they feel, that you are already attracted towards the deal, it will be very difficult for you to negotiate on pricing and other things, because they are very sure that you will not be stopped by minute points.
Hi Kapil, really you do not have a choice while buying in Ecovista project and car parking is part of the agreement. Also in case you do not require you could easily sell the same to an existing flat owner who might be interested in buying it out. Also in today's world car parking is no more a luxury but a necessity which shall make your flat marketable and saleable if you want to sell of the flat as people may not want to easily buy a flat with no parking. Well in nutshell its a long term investment decision.
Location wise the project is good. It is closer to Mahape the industrial hub and also likely to be closer to Airoli if proposed flyover underneath Parsik hills go through...All in all buy if you want to live in the area and also work closeby.Info is that some employees of Reliance have brought in groups and hence the project should have a good community
Hi, I visited this project last month and work for phase-1 has almost completed. They are saying it is on track to deliver by Dec 2015. I just wanted to know if there is any issue with the property title or with CC? Those who have bought the flat, did they face any issue while registering it?
Hi Rajat, I have bought a unit in phase-2 and they already have the CC and the work has started. Don't have information about phase-1 though, however if it is near completion I am guessing it should be sorted?
Hi Rajat, I have made booking today only for the Phase II of the project. I have checked with the builder and found that he has CC for all the ongoing construction.
While the builder has a CC and also seems to have Environmental clearance...advisable to look at copies for Phase II (considering it is a forest reserved area). I have done booking in Phase 1 and appreciation is quite small from an investment perspective. People who have long term plan of 6-8 years may invest in this property. Further as per news report a consultant is being appointed to discuss the road underneath Parsik hills to connect Airoli to Kalyan...If that goes through one can directly reach the site with a travelling of 7 kms less and things could change overnight. However point of caution is that the project being told is on the cards since 2011 and not seen the light of the day due to environmental challenges and is unlikely to be veiled if everything goes as per plan not before 2019. As regards the project, please be advised that the sample flat shown is quite different then the flats been made. for eg Tiling/flooring in the ready flats have been changed without notice.
Yes, car parking is part of the agreement. Also if you do not require you can sell the same to an existing flat owner who might be interested in buying it out.
But remember, builder cannot sell a car parking as it belongs to common area. Secondly, if the builder is providing car parking you can take it and give it for rent.
We the purchasers at Bharat Belmonte a project of BharatInfra group are suffering big time due to the apathy of the builder. The builder has cheated us and is not giving the completed project and the amenities as promised in the agreement.
This is day light cheating. There are gaping security issues and safety issues like no certificate to operate lift etc, Debris, Unclean Overhead water tanks etc which add to the risk and may even result in loss of life.
The builder has taken money from us for various things like yearly maintenance, transfer of membership to the existing society (this is a redevelopment project) and has not bothered to complete his obligations Extremely unfriendly and unprofessional approach by Bharat Group and partners Taksha Developers. Moreover, the possession was the most difficult with unfavorable conditions against the buyers, no parking allotment, with incomplete work
Hi Belmont, If you have paid for all the facilities then you must have the receipt of that payment. Secondly, if the developer is not providing the said amenities, then check the sale deed where there is everything mentioned in a clear way that if the builder has failed to give you the said amenities then there is a compensation clause. Better, consult the legal adviser they will give you the right solution for it.
Hi Belmont, It is a clear cut case of deficiency in service. File a case against the builder in consumer forum. Builder can not change the floor plan. They will have to offer the said amenities.

Hi Miran, Bharat Ecovistas is under construction project and it is expected that the date of possession will be May'2017. The current asking rate of Bharat Ecovistas is Rs. 4720-5700/sq-ft. price may vary and it will depend on amenities, specification and direction.
Yes, I am observing this area for nearly two decade. Ths area was not at all considered as promissing area till 2005 It only there after the road got its prominance as conectivity from Mahape. Once Lodha started development since 2009 the prominance of this road felt. Now with extention work of road from Mahape to shilpphata is already on its way ( 6 lane road with a fly over at Mahape) and proposed fly over at shilphata and widening of highway,This area is easily approuchable from thane belapur road. Eco Vista will be a prominent building on completion at Shilphata and perhaps one which will attract most to the people working at Mahape and tane belapur road like DAKC. With lodha Mall, school and other ameneties under development in five years this will be a city by itself. Hence eco vista will have its intrinsic value more than other projects
This project is really good and I have also invested in this project in 2 BHK flat. 1.5 times appreciation will be sure till possession of flat. I have surf many projects in area but I find Eco vista project most promising as location wise and ammenity wise. Other developer not well known expect Dosti and Arihant.
I have booked a 1.5 BHK flat in there and the project seems viable, considering its proximity to Mahape this project seems poised for appreciation....however one needs to really consider the supply position in this area if looking for investment as Dosti group has launched 23 buildings of appox 23 stories and also other builders are lining up
Hi.. as per my knowledge the project looks good and you can advise in the same.. As far as the location is concerned, in next few years, a price appreciation is forecasted as there are many open plots ans developers are queuing for such areas..
