Future prospects of buying an apartment in kandivali area

Q: Hi, i m looking to buy a 2/3 bhk in kandivali area. but i m little worried about the future prospects. my budget is 40-50 lakhs , please suggest me good upcoming residential projects in kandivali.

Hey Bikram, not to disappoint you but I think Asttoria project will take a long time to start as the builder has many projects in his pocket but will take lot of time to deliver.. The strategy to me seems to be to only market and sell large number of projects at good prices and invest the proceeds elsewhere but not to start construction.

Hi Mr Joshi, try Asttoria 1 Project by Saaga Infra Projects (P) Ltd. which is located at Jai Maharashtra Nagar in the vicinity.. It is just 2 Km from Borivali Station & just 100 metres from western express highway, overlooking Sanjay Gandhi National Park. The current rates which I had learnt from one of my friends is Rs. 8100/8460/8820 per sq ft (There is a hike of 360 rs after every 15 floors) + 27 rs floor rise.

There is proper infrastructural development in the area with the rates in Kandivali being touched the highest point and has reached saturation.. Considering this, I think there would not be further price rise in the next six months but of course in the coming five years the rates will rise further by 10-15%.

It is one of the fast developing suburbs in Mumbai which is located around the Western Express highway and between Malad and Borivali railway stations. Kandivali has seen drastic transformation in the past few years. The rates of properties in Kandivali have also gone up in recent years by 3-4 times. The current residential rates in Kandivali range between Rs. 9,000-12,000 psf.

Hi Sunil, for investing in residential projects in Kandivali, some of the areas that have better prospects than others are Andheri and Versova. These are the posh areas of the locality and has a good connectivity by buses and western railway line and known for peace and calm environment. Other well known localities include Poisar, Patel nagar, Dahanukar wadi, Lokhandwala, Charkop, Ekta Nagar, Mahavir Nagar, Irani Wadi, Mathuradas Road, Shankar gulli (Shankar Lane), M.G Road etc.
