I totally agree with Arup. I recently came across an article which says that reliance is coming up with a state of the art township which will be launched in Diwali 2013. The expected price will be between 3500 - 4000 per sq.ft maximum. I think builders are aware of it and that's the reason they have made Ulwe as an upmarket destination so that they can sell their flats at premium price because once reliance enters into the market nobody will look at other builders. My apprehension is agents and brokers are pushing Ulwe as lower-to-medium income group node. The rates being charged are not in sync though. The current rates in Ulwe are 2800-3750. I've been at the locality, talking to agents, builders and alike this weekend. No project as of now is worth investing. But I'm afraid if I wait the price might go north.
I got this thread through search engine. perhaps many people are looking for investments in Ulwe.. Even I was interested and had talks with many of my friends. They all say the same thing- Ulwe is not even worth investing right now and the place is so uncertain that you don't even know whether builder will be able to complete a project. I feel developed areas can be one of the options..
I somewhat agree with the above comment by Mr Gupta. I feel if you are looking for buying an apartment for self use then go for developed areas like Kharghar or Seawoods in the vicinity. Ulwe has good demand and has good potential for returns but we see a high rise in price which has taken care of the good demand! Investments with really long-term horizon, risk appetite and ready for bumpy ride should get-in, if you want to take a crack at it.
Hi Praveen, I think it is the right time to invest in a property in Ulwe as Cross Harbour Bridge, the Sion-Panvel Highway in the eastern corridor and the elevated east Island Freeway are being discussed to be developed in the vicinity of the locality in the next few years. With these kind of infrastructural developments, price appreciation in Ulwe is certain and will give good returns..
