Redevelopment of private chawl not declared as slum

Q: Dear All,
my query is about redevelopment of a chawl with ground + 1 structures in a private property not declared as slum yet. our landlord who is a builder also proposing a redevelopment. we wanted to know which DCR rules apply to this case or if DCR does apply. and while considering the area for compensation will the +1 area also considered for eg a room of 10*20 i.e. 200 sqft on ground plus 200 sq ft on +1 that totals to 400sqft , so while compensation will he give more than 400sqft or equal to 400sqft.

I agree with Saurav, so you might expect an extra FSI as part of the new DP.. But you have to wait another month for the new plan in place..

Hi Salamat, according to the new DCR, some of the hike in the floor space index (FSI), cluster development for old ‘wadas’ and a new road network in old areas. Also, allocation of additional FSI for the redevelopment of old properties, parking plots and the areas through which the proposed metro will run is in the plan..
