Is it allowed to construct 4 floors on your plot and sell it to 4 different people?

Q: I have a query. As people in Delhi can sanction different floors built on their land to different people, is it possible in Agra or other areas? So the ques is: Is it allowed to construct 4 floors on your plot and sell it to 4 different people? My sister wanna do that so plz give authentic info especially for Agra. What is best way to confirm this?? Shall she go to registrar office?

Yes it is good when seen as an investment choice. But let me tell you the complications in this kind of property.. later if you plan to demolish the building, or alter or renovate the building, then there may be complications. You will have to take the consent of all the owners of the building and only then you can move ahead. Or now only, you have to study all the pros and cons of this method and form agreement in a way which is helpful at all situations.

Hi Aveek, it is a good idea. But I am not sure whether it is allowed in Agra or not. I have heard of this plan in other cities. Have you first checked what is the FSI in your area. You have mentioned that your sister is planning to build 4 floors, but does the FSI value in that area permits four floors? Are there buildings with 4 floors or more in that area?
