Q: Hi one of my friend has booked a plot in an unauthorised colony of delhi, Krishna Park in Devli. ten years back he got that land for 5l and today the price of the property is 40l. i m surprised to know, why the price of the property has increased so drastically , the areas has no parks or offices, even the prople livving around are middle class and there are no proper roads and the area looks like a village only? i m surprised and regreting my decision of buying a flat 10 years back.

Although there have been some concerns about a real estate bubble, current real estate trends show that market fundamentals remain solid. Low unemployment, a steady economy, and low interest rates are good signs for buyers and sellers.

Hey there are few which I can help, raja puri, madhu vihar, Karawal nagar is also a good choice Even the progress of buying a plot in unauthorised colonies. The colonies near Uttar Nagar has a great potential. The recent price jumped 20-30% in last 2 months.

As more and more people are coming to Delhi and NCr in search of work, there is always a shortage of houses and these colonies are mainly cut from agriculture land but many times on Govt land and no Govt can vacate that as they are vote bank.

So, now does it make sense to put some people invest money in Delhi's unauthorised colonies than the far off jungles of Yamuna Expressway or places where there are so much of oversupply for coming 20 years.?

All i knw is that these unauthorised colonies have got most of the facilities when they are approved means electricity, water, sewer etc but the main problem is they dont have any green cover, no place for any social gathering, no place for car parking as almost everyone builds his house to more than 100% of the ground area means no vacant area left in the plot and even extending atleast one meter balcony exteneded to all availbal sides open area.
Price increase is there but this is in hard cash means black money. Yes definetely now a days these are also very expensive as these gets the benefits of the surrounding infrastructure means some colonies are in south delhi or west delhi near Dwarka or Rohini which are covered on metro route etc

The rates of these colonies are still very less if we compare them to authorised colonies in Delhi and many local people living their for years actually buy there. Although some of them even sell the old one floor house to local builder and he then construct 3 floors and sells those.True for a 50 sq mt plot as well.
