query on token amount

Q: Buying a property in Malad, Mumbai.I just wanted advise in terms of the token amount. When do we pay the token amount once the flat is finalised? Will the seller give us the original documents of the house without a token amount and if we pay the token amount and take the documents and post vetting realise the documents are not clear will the token amount be refunded?
