land pooling in Chennai

Q: Hi..is the concept of land pooling implemented in Chennai. Any new provisions of this scheme.Please give me detailed information about this scheme.

Yes Anandraj..i heard that the plots will be divided and assigned between economically weaker section and participating landowners. The present proposal says that landowners will retain 45 percent of land contributed. Compensation will also be provided to landowners according to the difference in the value of original plot and value of final plot.

Hi..It is assumed that the scheme proposes minimum and maximum plot size for poor as 32 and 60 square metres respectively. The built up area is restricted to ground plus first floor (not more than seven meters).

Hi Anandraj..i think.. government is following Development Control Regulations, according to which , if the the proposed layout is more than one hectare, then 10 percent of the area would be reserved for economically weaker section.

Hi Murali..recently a new provision is added to the land pooling scheme which will benefit the economically weaker sections.In this provision small size plots will be made available to the poor people. It is a good effort taken by government.

Hi Uday..the concept of land pooling is being implemented in Chennai. This concept of land pooling will not only help to develop pooled land but also facilitates owners with a well developed and bigger site with higher prices than earlier.
