Yes the project is ready for registration. It seems home buyers can avail upto 5.6 lacs discount on spot booking.

Artha Neo Aspire is ready for registration and currently the rate per sqft going is Rs 1499. The price of the plots starts from Rs 17. 95 lakhs.

The area is having lot of advantages like 1) Hoskote aka Neo Bangalore is witnessing high real estate activity. The land prices increased by 80 percent in this area.

2) The area is located on the Bangalore-Chennai highway NH 4 which comes under the limits of the main city.

3)The plots that were sold earlier at Rs 1,000 per sq ft a year ago now they are available for Rs 1,800 per sq ft. The infrastructure initiatives have impacted the real estate values in the locality.

Hoskote, an area in Bangalore which holds great promises and expectations. It is not a place where time will stand still. It is about a great ambiance, good infrastructure and fantastic connectivity. Recently, the government has inaugurated a BMTC bus depot which was built for Rs 4.70 crores. A new integrated satellite township with proper infrastructure has been put in place. Good road planning has taken a precedent over here.

Has the project got all the necessary approvals? What is the expected possession date of the project?

As far as I know the project has got approvals from BMRDA and banks like HDFC and ICICI has approved the project. The possession date is within 24 months. You can buy the plot in this project and construct.

There are three types of plots size available and the sizes are 1200, 1453 and 2400. The price per sqft going on in Midas is Rs 1100 and the price per sqft going on in Sovereign is Rs 1250.

I called the sales person of Artha property to get information about the project. They are telling that the project is still on pre-launch stage so cant guve any update about the project.

Artha Neo Bangalore project is spread across 138 acres in three different projects; Neo Bangalore Aurum in 28 acres, Neo Bangalore Sovereign in 60 acres and Neo Bangalore Midas in 50 acres.

Good news is that Metro Phase 2 is proposed till Whitefield. They may extend around hoskote or hoskote malur road somewhere near to upcoming STRR/PRR. But one think which I have noticed is that Artha has increased the prices in Jan-13 start was around 44Lakh(Type A)/52Lakh(Type B)/72Lakh(Type C) but now its 46L/55L/75L...As its Artha's own project under Bennett Property Holdings so i think we can trust them..Prelaunch condition says that if approvals takes 6months or so then booking amount will be returned..

Location wise, its fine. If you want to stay, you can go ahead, if you are a pure investor, you have to wait to get returns. But keep it in mind that, the project is in prelaunch, so it carries its own risks

Recently I have visited the site. According to me the price is high and It is a bit far from major places. No shops nearby though they promised to have all stores inside the gated community. Overall experience to visit the project was nice. They provided transportation till the site. Model villa is getting ready near the office. There is a SEZ of 300 acers is coming up.
