In my point of view, both options are good, as per current price and location Noida Extension has an edge because of following reasons. Its close proximity with NOIDA City center 7 Km. The City Centre Metro line will be extended till Eco Village via Sector 71. Out of the planned four stations two will be in Noida Extension. Sectors 18, 32 or 62 in Noida are barely 5- 15 minutes from Noida Extension.

As per my knowledge, in year 2009, the average residential price was 1750/sq-ft. After many ups & downs this price showed some improvement. In year 2014 this average residential price touched 3450/sq-ft. Definitely expected return will be high for investors.

What i understand is Neemrana & BHiwadi both are really nice areas for investment & end use purpose. According to me Neemrana has Japanese Zone established, Proposed Airport is coming near & Near by NH-8 . These are the major eye catching features about this location.

Continuing my last comment about Neemrana, what i felt about this location is property prices are rising too rapidly (sky touching price). If it is a high rise property project, then there are chances of approval issue. All major infrastructures are in proposed stage. Connectivity & physical infrastructures are yet to come .

Hi Guys,
As per my knowledge, the Khushkheda-Bhiwadi-Neemrana Investment Region (KBNIR) under Delhi-Mumbai industrial corridor (DMIC) will attract investments worth Rs 27,371 cr and create 5 lakh jobs. After completion, the investment region would provide direct employment to nearly 5 lakh people while 15 lakh people would get indirect employment. An official of bureau of investment promotion (BIP) said, for the knowledge city and water management system we have hired prominent consultants who will be advising on developing necessary infrastructure. Over all the blue print of the project is ready and we are making good progress on it.

Hi, Bhiwadi, Dharuhera and Neemrana are all investment destinations and have special economic zones so they are all investment destinations..so if you want good returns you can choose any of them. But if you are looking at end use..you will have to wait say another 5+years or have a job at the japanese or korean zone here.

Hi Sunil, I would advise against Noida periphery and Faridabad...If you can invest your money for around 5 years, then look towards Bhiwadi / Dharuhera...Visit the area to get a better understanding

If you will have a look on Noida Expressway and Greater Noida, then you will come to know the actual value. Currently, the lands are approved by Noida Authority and as the project is under soft launch stage, so are at very reasonable rates, where a person is getting monthly interest also along with the property on his/her investment with Bank Guarantee.

Hi Abhishek, I am invested in Noida, G. Noida and Indirapuram too; also, i understand the minimum gaurantee schemes of the developers (not to say that they are not good; in the past even i have invested and gained)

You know choose any but not noida extention, I myself have a flat in NE since past 2 years and struggling to resale the same.....and the possession is so doubtfull that i do not know when i will get.......check out for BHIWADI , MANESAR , RAJ NAGAR EXTENSION !

we have also to check the distancewhich makes of 3 Km make with a proper differnce of 1000 and make dharuhera costly plus rate of industrial expansion is more on rajasthan side instead of Haryana so you that that's why ii would oersonally suggest you that at current rate I won't choose dharuhera. Daruhera will develop as an extended phase of gurgaon, so it will be developed only after Gurgaon (long term) Bhiwadi has its own contributors of growth in terms of commercial estate

Guys i think one more place Dharuhera can be included in the discussion as in there in not much distance between Bhiwadi and Dharuhera although I find Dharuhera better since its on NH8 and also the projects are better. what say ?

Noida extention is a not good for investment as several court cases are going on, even recent verdicts and stays puts the sentiments down. the issues with bank loans above all locking period mostly upto 80% payment so forif you want to invest not so favourableNeemrana & Bhiwadi both scores the merit. Alhtough i think that Neemranato be the best as Less supplyNH8 locationJapenease zones extablishedAirpo rt would be purposeddirect DFC DMICCons: Prices are sky rockting (investor wouldnt see much left out)hardly any apporved supply if it is ticket size is bigconnectivity and eveything is planning phase Bhiwadi the positive thing is that Alwar bypass is hot destinationnearness to gurgaon manesarKMP expresswayApproved projectshuge induustrial area DFC fully developed city as of now Alwar fast train altough the negative point is little more supply in flatsnot on nh8Rest above all it seems Bhiwadi makes a favourable destination
