Hi Vinay, In my experience Tiwala is a small town located near Kalyan but it is the best investment option for us. Recent few days newly launched project in Titwala Regency Sarvam. This website provide 3 bhk flats in Titwala with best amenities.
Loading is 38% in Regency. In 735 Sqft Flat, I have got only 455 Sqft. Quality of work is also very poor.Should be very careful while buying the House at Regency. Regency Lost their fame and name in this project.
Please, do not do any booking only on the basis of the brochure, some presentation or looking at a sample flat.
Make sure you visit the actual project site and see the location, how well connected the area is city, how are the roads, what is nearby the place and other important factors. A lot of people book properties in real estate expo and exhibition, which I do not think is a good idea at all.
Yes, these are the basic things which every buyers should ask while visit the project. Some points are tricks played by agents, and some points are suggestions on what you should do when you meet a builder, broker, agent or sales executive who is showing you or explaining about a project.
Here are those tricks and suggestions:- 1) They create artificial scarcity and try to rush you, 2) Do not show the eagerness to buy, 3) Do not do any booking only on the basis of the brochure, some presentation or looking at a sample flat, 4) Do not feel shy about asking legal documents, 5) Say that you are seeing other nearby projects as well, 6) Do not be tempted with awesome deals and discounts, they are well designed, 7) Ask which all banks have approved the project, 8) Do not get over obsessed with the upcoming infrastructure.
HI everybody, Investment in Titwala is a hotbed due to relatively affordable prices. It is a small town located 23 km from Kalyan and Dombivli on the banks of river Kalu. It benefits from excellent connectivity thanks to the Kalyan-Ahmednagar Highway and NH-3. The area has good, wide roads. Titwala-Ambivali Road is a busy arterial one within this locality. Titwala railway station is the third one from Kalyan on the Mumbai-Kasara route along the central line.
Thanks to the improving infrastructure and rising demand for affordable housing, Titwala is rapidly emerging a new location for budget housing in the Mumbai Metropolitan Region (MMR).
Right Ketal!!!! Property prices in Titwala have seen decent appreciation over the past 2 yrs. Annualised appreciation has been 10-15%. Property prices stood at Rs 2000-2500/sq-ft during the 2nd half of 2012, and have now increased rapidly into the region of Rs 3000-3800/sq-ft.
Yes, the affordable property prices in Titwala have led to a significant rise in demand for residential apartments. Many reputed and local developers have marked the potential of this region and are busy building mid-segment residential offerings. The most common configurations available are one and 2BHK apartments with a typical size of 500-650 sq-ft for a one BHK apartment, and 2BHK apartments measuring between 750-915 sq-ft.
Hi all, I have some useful information regarding locality of Titwala. It is a small town close to Kalyan, Thane district. Surrounded by Ulhas River and Kalu River, some of the localities close to Titwala are Ambivli, Galegaon, Manivali and Anakhar. Real estate in Titwala is witnessing growth in residential units due to its proximity to Kalyan terminal.
Hi Ashish, Have you any knowledge about Titwala's connectivity to the other parts of the city? What is the average property price of an apartment in Titwala?
HI Ketals, Titwala offers smooth connectivity through public transport. Maharashtra State Road Transport Corporation (MSTC) and private buses ply in the region. Maharashtra Road Transport Corporation (MSTC) and private buses run in the region. Titwala Railway Station is only 2.8 kms from the projects site.
The average property price of an apartment is 3250/sq-ft. The values may vary depending on the location infrastructure, amenities, facilities and other related issues.
Hi Ashish, Titwala is fast developing and an affordable housing destination near Kalyan. In recent past, the locality is in demand by investors as well end users who can no longer afford property in neighbouring localities such as Kalyan, Bhandup, Vikhroli etc. The maximum demand is witnessed for smaller units especially for 1BHK due to limited budgets of the prospective buyers. The locality is well connected to the main city areas via road and rail. The railway station is just 2 to 3 kms away.
Hi all, I am a resident of Balkumpada and want to buy property in Titwala. I have never been to Titwala ever. can anybody provide me the information about it's locality? How is the connectivity of the locality?
Be cautious while buying property from Rregency sarvam, Titwala as quality of Finishing Work is not good as expected. Builder is also reluctant to do any repair once Possession is given or letter is signed.
In Spite of Cracks in the Wall and Leakage, People are reluctant to attend. Reason is in New Building this will happen. After 1/2 Year you do it at your Own Cost. Very careful while getting the Possession. The way we thought, about the reputation, all goes in vain.
Hi Arup, I heard that there are few flats still available in this project. Should i buy or not? What is the carpet area of 2BHK and the current price per square foot? What will be the cost of 2BHK including all?
In the last three years or so, because of capital appreciation, the locality has witnessed a sudden demand. One of the reasons for high capital appreciation is the gap between demand and supply, where demand increases day by day but supply is still unmet. Also, the size of the units which are now being sold vary from 600-640 sq ft priced at Rs 2500-3500 per sq ft.
Some of the well known developers in Mumbai have developed in this locality such as Regency group, Tharvani group, Abhilasha Group and Mehta Group among others. You can think of investing in these developers' projects..
Also, investors as well as seekers are queuing up to the area, who can not afford properties in neighbouring areas like Bhandup, Kalyan, Vikhroli, etc. The mid income group in Mumbai who are entitled to a maximum home loan of Rs 15-20 lakh are eying this area, even though infrastructure is in the developing phase. The locality is well accessible to all the main areas in Mumbai. The railway station is located just 2-3 kms away.
Titwala which is a small town located near Kalyan, Thane is fast growing as an affordable real estate destination. The locality offers 1 BHK apartments at a minimal cost of Rs 17 lakh. The area has witnessed 100% price appreciation in the last three years and the apartments in Titwala today cost double at what they were launched initially. Still, they are in an affordable range.
