We have a plot 45* 75 abutting 30 feet road at anna nagar, whether we can consturct five flats of equal size one in slilt floor , two each in first and second floors , each of 1000 sft carpet area. The question is specific.There are 8 flats in this building. Each flat is 750 sq ft. Since the building is old there is a proposal to demolish the existing structure and to reconstruct the building as per the existing plan of 8 flats in 4 floors. IS it possible to do so,? The FSI varies in accordance with the land use and category of building. For ordinary and special buildings meant for residential and commercial use, the FSI prescribed is 1.5. It means that the total plinth area proposed by an applicant should not exceed 1.5 times the area of the plot where the construction is proposed. For instance, if the apartments are to be constructed in a plot of 3 grounds (7200 S.ft.), the total plinth area of all the apartments, including the common lobby, staircase or lift core, passage, balconies and so on shall not exceed 10,800 sq.ft.
The term FSI heard most often in property development is the most important parameter, governing development. It is the limiting factor for development. It is a tool by which the planners indirectly control the density of development and is mentioned as an index in DC rules. As per definition, it is the quotient obtained by dividing the total plinth area of all the floors by the plot area.
@Vivek also the area under parking whether provided in the basement or in stilts is exempted from the FSI calculation. Similarly, electrical transformer room, garbage shaft, caretakers room are also exempted from FSI calculation provided the total plinth area of such service areas does not exceed 10 percent of the total usable area. The other exemptions permitted are the staircase headrooms and the lift machine room in the topmost floor.
If the land is eligible for a normal FSI of 2.5, then the promoter has to pay a guideline value of 0.4 sq metre of land for every one sq metre premium FSI he builds. The guideline value fixed by the registration department is applicable for calculating the charges.

Hi DHiraj..according to the Development Control rules of CMDA ....the set backs are classified as Front Set Backs, Rear Set Backs and Side Set Backs. Firstly the Side Set Backs are spaces to be left at the sides of a building which are governed by the height of a building proposed. It should not be necessary on both sides. It should be a minimum of one-third the height of the building subject to a minimum of 3.5m. CMDA allows a minimum of 3.5m on any one side provided the remainder of the total two-third of the building is left on the other side.
Hi Sisihir...For special buildings ,,,the rules of CMDA says the the pemissible plot coverage is 65% which means that the plinth area of the construction proposed should not exceed 65 percent of the plot area. The remaining 35 % plot area is left open to the sky permanently. The concept behind imposing a ceiling on the footprint of the proposed construction is to ensure that every plot gets sufficient sunlight, air, privacy and rainwater.
FSI can be availed on all plots abutting roads that have a minimum width of 30 feet. The premium FSI for plots abutting roads that have a width of 30 feet or more and below 40 feet is 20% of the normal FSI. For plots that abut roads that are 40 feet to below 60 feet, the premium FSI is 30%, and for plots that abut roads having a width of 60 feet or more, it is 40%. For example, a person who proposes to avail premium FSI on 1,000 sq ft land abutting 40 feet road (which has a normal FSI of 1.5) can construct up to 1,950 sq ft instead of the normal 1,500 sq ft. However, a maximum cap of one FSI has been fixed for the premium FSI. Otherwise, the promoter cannot avail a premium FSI of more than 1,000 sq ft on land measuring 1,000 sq ft.
