In Bangalore, The builder has to approach Bangalore Development Authority (BDA) for approval of layout plan and building plan. The Bangalore Development Authority (BDA) is designated as the Planning Authority under the Karnataka Town and Country Planning Act, 1961. Electricity supply in the city is managed by Bangalore Electricity Supply Company Ltd (BESCOM). The builder has to get NOC from pollution board for his project to get new water connection from Bangalore Water Sanitary and Sewage board (BWSSB).
Hi Ankit, As per my knowledge BMRDA approves land and Anekal planning authority approved layout plan for residential project.such as height of basement should not exceed 1.5 mts.
Hi Ankit, E Khata is merely the computerization of the actual Khata. It is not a new procedure by BBMP. It is useful for a person to pay property tax. A computerised version of Khata will contail all the details that have been recorded manually.You can obtain receipts when required with the help of PID number. Hi, We saw a flat in electronic phase1 of Bangalore.It is a project which is about to complete by Dec2013.They said they have got the panchayat approval and no bda approval for the project.Can you let me know whether we can buy this apartment?They said if its not upto some desired sqft then we don't need bda approval is it correct?Will we encounter any problem after procurring the apartment?
The builder is saying there is no survey number as such per villa basis and the survey number is for a group of villas. Does it make sense? I expect survey number per villa even if it is a gated community and the layout is BDA approved. Any pointers or suggestions?
Survey number demarcates the land so there wont be an individual survey number for each villa. The group villas falling under that survey number of land will have the same survey number

BDA – Bangalore Development authority ( Initially this was the only governing body for site registrations etc) Then due to the growth in the state and the growing heat in land business in Bangalore, in order to be systematic in town planning , the govt got in the at par bodies and named them as per the proximity of a town being included into a city and being made ready to use for residential purpose. So, it was then BBMP – Bruhat Bangalore Mahanagara Palike and BIAPPA and so on.
BDA is a developing authority BBMP does not plan any layouts. After development its responsibility of BBMP to collect taxes and maintain the layouts. Any new layouts developed should be planned in line with the guidelines of BBMP in terms of width of roads, drainage and other amenities. BBMP means Bruhat Bangalore mahanagara palike. Earlier it was just BMP. When BMP became BBMP more areas were included in the city limits.
BDA , BBMP, BMRDA, BIAPPA are various bodies assigned by the state govt area –wise , ie. The entire state or city is divided into various areas as you also know, but all registrations, approvals, checks, sign offs cannot happen by one body. Its similar to having various RTOs in one city. But yes if one wants to but a plot, it is safe to buy only if any of the above body has approved saying that that portion of land can be sold for residential purpose keeping in mind the developments of the state or city.
Hi Vivek, Im interested in buying a property which is a joint venture between the builders and the landowners and our flat is a landowners share.Now they have all documents relating to approvals accept BDA NOC. Does an ancestral property under joint venture require BDA NOC even if the property falls under BBMP. They have BBMP Approval for construction. The property is located in HBR Layout. There is no such list where you can see which are the projects in Bangalore are approved by BBMP and BDA. If you are buying any property you have to ask the builder about the approvals.
There is nothing like BBMP Approved. BBMP collects tax and provides 'Khata'. The approval is in the hands of the BDA FOR Bangalore Urban and BMRDA for Bangalore Rural. So if the property is in the limits of the bangalore urban it must be BDA approved and if the property is approved by the BMRDA in that case it lies in the rural areas of the bangalore.
Agreed. will BMRDA gives approval to only bangalore rural areas or will it covers some other rural areas which fall under some other district but they sorrounding bangalore ?
