Hi If you are looking for capital appreciation my suggestion is to buy property in North side of Kolkata.
Proximity to commercial hubs such as Salt Lake and Rajarhat, presence of International Airport and metro have been major reasons behind the improved activity of both buyers and developers in North Kolkata.

Hello, Sarkar I am resident of Kolkata city and I think average property values in Kolkata remained stable with unsold inventory in the residential market. However, infrastructural developments in and around VIP Road and Jessore Road are expected to be the good signs in the current market.
One of the major initiatives taken by Kolkata Municipal Corporation is that the launch of online sanctions of building plans. This reduced the time taken by developers to get project approvals to 45 days. The commercial office market in Kolkata continued to improve , impacting the residential market positively.
Thanks for providing detailed information about the residential market in Kolkata. I am interested in investing in the residential project and my budget is quite low so could you tell me which part of Kolkata city is best suited for me
@ Debabrata, As we all know that the land prices in northern localities of Kolkata is increasing day by day such as Rajarhat and New Town, developers are shifting their focus towards new investment destinations towards the South. These include localities along the Diamond-Harbour Road and the EM Bypass Road. Areas such as Maheshtala, Thakurpukur, Nayabad, Naktala and Baruipur are also gaining prominence amongst home buyers.
Kolkata real estate market is an end user driven market but there are two aspects of note. Firstly demand for affordable housing has increased because of the large quantum of population but with influx of multinationals and IT industry flourishing in the state, professionals have migrated offering boost of the overall realty sentiment. While some areas have witnessed more interest than the congested north Kolkata and other areas. The good news is that there is no oversupply so correction in prices is not foreseen. However consider the positive spike to be conservative between 8 to 10% on year.
