The main reason for the hike in property price is a delay in getting approvals from government, according to real estate developers, which means the cost of the project go up due to delay in approvals which in turn pressurise on developers to increase prices. Because of all these reasons, the projects becomes expensive and middle class people can afford it.
The concept of smaller residential project has been promoted by the former Citibank executive Jaithirth Rao and PS Jayakumar. They said that for a dveloper the biggest challenge is to get approvals on time which delays in execution and also increases the cost. But a five acre projects can be done faster.
According to sources, smaller housing projects do not need approvals from environment ministry. Even VBHC is planning to maintain the height of the building upto 15 meters to avoid clearence certificate from Airport Authority of India, which will save much time for builders.
To avoid delay in getting approvals, Value and Budget Housing Corporation is planning to come up with smaller residential projects that will be spread over 5 acres of land.
