For a 2bhk resale flat in Mumbai.

Q: Incomplete documents for a 2bhk resale flat in Mumbai. For a 2bhk resale flat in Mumbai, The seller (first owner) has Sale Deed (original) for part A, Certified sale deed copy of Part B, Share certificates (original) for both part A & B. What precautions should i take while buying this flat. I will be availing home loan.

Even I had finalised a resale flat in Mumbai and was confused with the documents to be checked beforehand.. I agree.. You may also have to check Proof of payment of all muncipal taxes, society charges and electricity bills upto date to make sure there are no outstanding dues...

Hi Pranav, the main documents pertaining to a resale flat in a registered cooperative society are:
a) Share certificate of the housing society bearing the name of the seller, b)Previous chain of conveyance/sale deeds, along with sub-registrar’s receipt, c)37 (I) clearance (needs to be obtained in certain cities), d) 230 A certificate from the can be obtained from the concerned Income Tax Authority, e) Original stamped receipts of payment made to previous Sellers, f)No objection certificate (NOC) from the Society for transfer and sale of flat, g)Last receipt for the out goings bill paid to the Society and electricity bill, h)A set of Society transfer forms for transfer of ownership, i)Certificate of Title from an advocate
