Hello Mr. Sinha, Registration of Property is Compulsory in any case. Registration of the property is a full and final agreement signed between two parties. Once a property is registered, it means that the property buyer in whose favor the property is registered is the lawful owner of the premises and is fully responsible for it in all respects.

The registration of property is to be done in the Registrar's Offices by the Sub-Registrar. One has to present the Sale Deed in the concerned Sub-Registrar Office where the land is situated and then you have to pay prescribed fee of stamp and registration charges.Once the registration is complete, the purchaser has to apply to the local municipal authority to get the title of the property concerned transferred to his/her name. This is commonly referred to as mutation of the title of the property.

As per my knowledge in Hyderabad 5% Stamp Duty, 1.5% Transfer Duty & 1% Registration Fee is applicable for residential project.

Hey guys
The stamp duty in Hyderabad is dependent on different criteria s eg: sales deed or conveyance deed.

1. Sales deed (Stamp duty 4% and registration charges 0.50% )
2. Conveyance Deed (gift, mortgage, lease etc.) the stamp duty charges would be 5% and registration charges 0.50%.

Hi Sridhar, Planning for the hike in the registration charges is going on from its present 4%. However, the new charges have not been finalized yet.

The Andhra Pradesh government is also thinking to hike the stamp duty on gift deeds and settlement deeds, which is 1% each presently.

Hey Sampath, I can tell you the approx price would be around Rs 2,30,000. Yes the registration fee for open land and house will be different. If the land is gram panchayat approved then the charges would be little less. For land registration charges it would be 4% of total price and for house it would be 6 to 7 % of total price of your house.

Hi Vamshi, Registration of the property is a full and final agreement signed between the two parties. Make sure you carry all the mentioned documents below.

1) You have to carry legal ownership documents (Patta), in the owner's name which is issued by the Revenue Department under the seal of the Tahsildar.

2) Encumbrance Certificate for the last 31 years shows no mortgage or other encumbrance as still existing on the date of purchase.

3) The property is heritable and transferable, at the ULC department and revenue department.

4) The transferor is competent and/or authorized to transfer the property. The transferee has to be qualified to be a transferee.

5) All the documents with regard to payment of taxes, electricity bills and water bills must be checked.

Yes these charges are for both rural and urban area. The transfer duty for urban and rural areas is different. The transfer fee in urban area has been reduced from 2 percent to 2.5 percent while in rural areas it has been decreased from 3 percent to 1.5 percent.
